Wixom Homes for Sale: Your Complete Guide to Wixom, Michigan Real Estate

Wixom is the most misunderstood city in Oakland County, and that misunderstanding is exactly why smart buyers keep landing here. This page has everything: the neighborhoods, the three school districts nobody warns you about, the real market numbers, and the stuff most agents won't tell you until closing day.

HOW TO USE THIS PAGE

I'm not going to pretend this is a quick read. It's roughly 20,000 words. It's a reference, not an article, and it's built to be raided rather than consumed.

Most people need three sections: the three school districts (the one that costs real money), the market numbers (and why four websites give you four different ones), and the neighborhood you're actually looking at.

Use the Table of Contents. Take what you need. Leave the rest.

Or skip all of it and call me at 248-886-4450. That works too, and it's faster.

Key Takeaways

Wixom, Michigan is a city of 17,313 in southwest Oakland County, about 30 miles northwest of Detroit. The median sale price runs between $335,000 and $360,000 as of mid-2026, depending on which source you ask, and that disagreement is itself worth understanding.

  • The price gap is the whole story. Wixom runs about $76,000 below neighboring Novi (Zillow-to-Zillow, like for like) for the same freeway, the same Twelve Oaks Mall, and the same 8-minute drive.
  • Wixom spans THREE school districts. Walled Lake, South Lyon, and Novi. Your address, not your city, sets your schools and your tax bill. The spread is ~$742 a year.
  • Only 42.5% of housing is owner-occupied. Most Oakland County suburbs run 70-85%. This is the single most important number on this page.
  • The market COOLED this year, and most pages haven't caught up. Redfin's days-on-market went from 24 to 63 and it downgraded Wixom to "somewhat competitive." Inventory is still tight at 2.50 months, so correctly priced homes move and overpriced ones now sit.
  • Four major sources publish four different Wixom medians, from $335K to $370K. I reconcile all four and explain why they disagree. Nobody else does.
  • There is no $1M+ market here. Sales in zip 48393 top out around $925,000. If that's your budget, buy Northville or Milford instead.
  • Best for: first-time buyers priced out of Novi, commuters, new-construction buyers, downsizers, and rental investors.
  • Honest trade-offs: small dining scene, industrial southern half, and fewer kids per household than South Lyon or Novi.

Where Is Wixom, Michigan?

Quick Answer: Wixom is a city in Oakland County, Michigan, located about 30 miles northwest of downtown Detroit in the county's southwest corner. It covers 9.14 square miles, sits at 42.5247° N, 83.5363° W, and uses a single zip code: 48393.

What borders Wixom
  • North: Commerce Charter Township
  • East: Walled Lake, then Novi
  • South: Novi and Lyon Charter Township (which contains New Hudson)
  • West: Commerce Charter Township and Lyon Charter Township

Wolverine Lake sits just northeast. Milford is a short drive northwest. Northville and Northville Township are southeast.

It's a city, not a township

Wixom is a CITY. Not a township, not a village. That matters more than people realize: one municipal government, one police department, one fire department, one set of ordinances across all 9.14 square miles.

No confusing township-versus-village splits. No "which authority do I call" problem.

The roads are the whole story

Ford picked this spot in the 1950s specifically for the rail lines and the freeway that was coming. That logic still works.

The I-96 / I-275 / I-696 interchange sits just east of the city. From almost any Wixom address you're on a freeway in under three minutes.

Drive times from Wixom

Novi in 8 minutes. Ann Arbor in 30. Downtown Detroit in 40. DTW in 30. Lansing in 55. Full breakdown in the commute section.

The college trivia locals love

Wixom has a real claim to the shortest COMBINED drive to the University of Michigan, Michigan State, and Wayne State of any city in Michigan. If you've got kids headed to all three, that's not nothing.

If you're searching Wixom MI homes for sale and wondering whether the location works for your commute, the answer is almost always yes. That's the entire point of this place, and it's why Oakland County homes for sale buyers keep circling back here.

Why Wixom?

Here's the thing about Wixom that nobody tells you.

Most people find it by accident. They're driving I-96, they take the Wixom Road exit for gas, and they notice there's an actual downtown back there. A plaza with a reflecting pool. A brewery. Kids on bikes.

And they think: wait, what is this?

Then they look up the prices.

I've watched this exact sequence play out for two decades. Someone comes in looking at Novi, gets sticker shock, and their agent says "have you considered Wixom?" Six weeks later they're closing on a house eight minutes from the Novi border, in the same orbit of everything they wanted, for roughly $76,000 less.

That's the Wixom story. Not glamorous. Just true.

Why this page exists

Wixom homes for sale deserve better than the generic listing-portal copy floating around out there.

I'm Michael Perna. I've spent 24+ years in Wixom Michigan real estate and across Metro Detroit, I've closed 8,000+ transactions, and my team of 110+ agents works Oakland, Wayne, Macomb, Washtenaw, and Livingston counties every single day. Wixom is in our backyard, and it's one of the more nuanced markets we work.

Nuanced how?

Wixom is split across three school districts. Half the city is industrial. The rental share is enormous. There's a brand new elementary school going up on Maple Road. Every one of those facts moves money, and most agents can't explain any of them.

I'm going to explain all of them.

Below you'll find the neighborhoods, the schools, the real market data, the taxes, the commute times, the honest trade-offs, and everything else I'd walk you through if you were sitting across from me at my office in Novi. No fluff, no hype, and no pretending Wixom is something it isn't.

Because it doesn't need to be.

That's the standard we hold ourselves to, and it's why we've become the top real estate team Wixom buyers and sellers call first.

Why People Move to Wixom

Let me give you the real reasons, not the brochure reasons.

1. You get Novi's location without Novi's price tag

This is reason number one, two, and three for most buyers.

Same freeway. Same Twelve Oaks Mall. Same eight-minute drive to the same restaurants. About $76,000 less.

One note on that number, because I'd rather be precise than punchy.

That $76,000 is Zillow-to-Zillow, model against model. It's the cleanest apples-to-apples read available.

If you compare Wixom's actual sale median ($335K to $360K) against Novi's Zillow value instead, you get a gap closer to $73,000 to $98,000. That's a wider number and it would flatter my argument more.

I'm using the narrower one, because comparing a sale price to a model estimate is exactly the sleight of hand that makes real estate stats useless. Compare like for like or don't compare.

That gap has been remarkably stable for years, and it's the single biggest driver of demand for homes for sale in Wixom MI.

2. The freeway access is genuinely elite

I-96 with two interchanges inside city limits. Grand River. M-5 minutes away. The I-96 / I-275 / I-696 interchange right there.

If your job is in Novi, Farmington Hills, Southfield, Ann Arbor, or downtown Detroit, Wixom works. The Census puts the average Wixom commute at 25.4 minutes, which is genuinely good for Metro Detroit.

3. There's a real downtown, and it's brand new on purpose

Wixom Village Center is a pedestrian plaza with a reflecting pool and a waterfall. Sibley Square Park hosts outdoor concerts all summer.

Picture this. It's a Thursday in July. You walk four blocks from your townhouse, grab a beer at Drafting Table Brewing on Pontiac Trail, and catch a free concert with your neighbors. That's a Wixom Thursday.

The whole district was rebuilt from scratch, and the reason why is genuinely wild. It's in the history section.

4. Nature is not an afterthought here
  • Wixom Habitat: a nearly 300-acre nature preserve right outside downtown. 800-foot boardwalk. 2,685 feet of walking paths. East Gallagher Lake.
  • Proud Lake State Recreation Area: 3,030 acres, 20 miles of trails, Huron River. Minutes away.
  • Kensington Metropark and Highland State Recreation Area: a short drive.
  • Michigan Air Line Trail: runs through town as part of the Great Lake-to-Lake Trail, which crosses the entire state from South Haven to Port Huron.

Try finding that combination inside a nine-square-mile city with I-96 access.

5. The city half you never see pays for the half you live in

This is what makes Wixom structurally different from every neighbor.

The northern half is almost entirely residential, recreational, and conservation land. The southern half is almost entirely commercial and industrial, with 1,000+ businesses.

That industrial tax base is why Wixom's homestead millage in the Walled Lake district (34.4913) runs LOWER than a lot of surrounding communities.

Your neighbors don't carry the whole tax load.
Amazon does. Wayfair does. Detroit Public TV does.

6. The people are from everywhere

17.1% of Wixom residents are foreign-born. Nearly 20% speak a language other than English at home. For a nine-square-mile Oakland County city, that's a genuinely diverse population, and it shows up in the food, the schools, and the neighbors.

7. It's still growing

13,498 people in 2010 → 17,193 in 2020. 27% growth in a decade. That's real momentum for an inner-ring Metro Detroit suburb.

THE HONEST PART

The dining scene is small. Some genuine gems on Pontiac Trail, but if you want twenty walkable restaurant options, Northville and downtown Milford beat Wixom every time. Wixom's answer is that Novi is eight minutes away. For most people that's enough. For some it isn't.

The southern half is industrial. A feature for your tax bill, a bug if you wanted a postcard. Nobody's putting the I-96 logistics corridor on a Christmas card.

Wixom skews toward smaller households. Persons per household: 1.98. Residents under 18: 15.4%. Both are low. If you're picturing forty kids running the cul-de-sac every evening, Wixom has pockets like that, but it's not the citywide default the way it is in South Lyon or Novi.

I'd rather tell you that now than after you've moved in.

Who thrives, and who shouldn't buy here

Thrives: First-time buyers priced out of Novi. Young professionals who want new construction near a downtown and a freeway. Empty nesters who want a low-maintenance townhome with real amenities. Commuters whose jobs are scattered across three counties. Investors, and I'll get to why.

So who actually thrives living in Wixom Michigan? People who'd rather have the $75,000 than the zip-code bragging rights.

Should look elsewhere: Buyers who want a walkable restaurant row, acreage, or a $1M+ estate. Wixom has almost none of those. If that's you, I'll point you to Milford, Northville, or Commerce Township, and I'll do it happily.

Putting you in the wrong city helps nobody.

Wixom vs. Nearby Communities

This is the question I get more than any other.

Home values below are Zillow's mid-2026 figures, which is the cleanest apples-to-apples read available.

Now the stuff a table can't tell you.

Wixom vs. Novi

This is the matchup that decides most searches.

They share a border. They share I-96. They share Twelve Oaks and the entire Novi retail corridor. Novi has better name recognition, its own school district, and a more polished feel.

Wixom costs about $76,000 less and has a downtown that Novi frankly doesn't have.

If you want the Novi lifestyle and the Novi address, buy Novi. If you want the Novi lifestyle and would rather keep the $76,000, buy Wixom.

Both are correct answers. They're just different questions.

Wixom vs. Walled Lake

This one is about age and stock.

Walled Lake is meaningfully cheaper (~$231,000 typical), it's got lake access and genuine character, and it shares the same school district. But the housing stock is older and smaller, and the lots are tighter.

Wixom gives you newer construction and more square footage for the money. Walled Lake gives you the lake.

Wixom vs. South Lyon

This is about family density and downtown.

South Lyon has a walkable downtown that beats Wixom's, an A- district that's ranked around #63 in Michigan, and a much higher share of households with kids. It costs about $85,000 more.

If your kids are 6 and 9 and you want them on a street full of other 6- and 9-year-olds, South Lyon is probably your answer. I'll help you buy there.

Wixom vs. Milford

This is about charm versus math.

Milford has one of the best downtowns in Metro Detroit. Full stop. It's a destination. It also costs about $72,000 more and puts you further from I-96.

If a walkable Friday night matters more to you than the money, go. Seriously.

Wixom vs. Commerce Township

This is about lots and lakes.

Commerce gives you bigger lots, lake access, and a township feel for about $26,000 more. It also gives you a longer commute and no downtown to speak of.

Commerce is where Wixom buyers go when they decide they want land.

Wixom vs. Northville

Honestly? These aren't competitors.

Northville typical values run ~$523,000 with a real luxury tier above it, a historic downtown, and its own district. It's about $166,000 more than Wixom.

If you're comparing these two, you're not really comparing. You're deciding what you can afford.

Wixom Neighborhoods & Subdivisions

Quick Answer: The most in-demand Wixom neighborhoods are Tribute at Wixom Village (new construction, walkable to downtown), the Loon Lake corridor (largest homes and lots), and Norton Creek and Wildwood (established single-family). Woodwind Glen and Woodwind Village serve condo buyers and downsizers.

Wixom is nine square miles, so this is not a city with forty subdivisions. It's a city with a handful of distinct pockets, and knowing which pocket you're in changes your schools, your taxes, and your resale.

Tribute at Wixom Village

The headline neighborhood, and the reason downtown Wixom exists in its current form. Cross streets: Center Boulevard at Pontiac Trail

A multi-phase new construction community by Robertson Homes, built right against the Wixom Village Center. It's the closest thing Metro Detroit has to a from-scratch walkable downtown neighborhood at an attainable price.

You can walk to the post office, the library, the brewery, a bakery, and a coffee shop. In Metro Detroit, at this price, from a house built this decade?

That's rare.

Best for: First-time buyers, young professionals, empty nesters, anyone who wants new construction and a short walk to something.

Norton Creek

Established single-family, mature trees, quieter than Tribute.

Named for the creek that early settler Lewis Norton's family lived along in the 1830s, which is a nice bit of continuity for a place people call new. This is where buyers land who want a real yard and a real neighborhood without leaving the city.

Best for: Families with young kids, move-up buyers. This is the classic pocket people picture when they picture Wixom Michigan homes.

Wildwood

Established single-family, wooded lots, tucked away.

Wildwood buyers tend to be people who came to Wixom for a house and stayed for the trees.

Best for: Families with teens, buyers who want privacy inside city limits.

The Loon Lake Corridor

If Wixom has a luxury pocket, this is it.

Anchor: Loon Lake Elementary, 2151 Loon Lake Road

The area around Loon Lake Road, in the northern half, is where Wixom's larger and older homes live. Streets like Lakeridge Avenue and Fairbury run bigger, on bigger lots.

I've seen homes here list from $500,000 to $800,000 on lots pushing three-quarters of an acre.

Best for: Move-up families, buyers wanting square footage and lot size, walk-to-elementary buyers.

Woodwind Glen & Woodwind Village

Condominium and attached housing. Lower maintenance, lower entry price.

Best for: Empty nesters, first-time buyers, rental investors.

Downtown Wixom

The Pontiac Trail core. The walkable heart of the city.

One honest caveat, and I'd want to know this before I fell in love with a house:

FLOOD RISK, DOWNTOWN WIXOM
Redfin data shows roughly 39% of properties in the Downtown Wixom area carry some severe flood risk over the next 30 years. That tracks. You're near the Huron River headwaters and the wetlands that make the Wixom Habitat what it is. This is not a dealbreaker. It's a "get the flood cert and read it" situation, and it's exactly the kind of thing I flag before my buyers are emotionally attached.

Best for: Buyers who prioritize walkability above all else.

Manufactured Home Communities

This is the most affordable entry point in the city by a wide margin. It's a legitimate housing option that a lot of agents pretend doesn't exist.

Best for: Budget-conscious buyers, downsizers, buyers who want out of renting.

The subdivisions the listing portals never name

Here's a gap that tells you everything about who actually knows this city.

The big portals name one Wixom neighborhood between them: "Downtown Wixom." That's it. One.

Here are the rest, and if you're hunting Wixom MI homes for sale these are the names you'll see on a plat map and almost nowhere else:

Plus the Tribute communities: Anthem, Liberty, Encore, Colonial, and Legacy at Tribute (some marketing materials also reference a Heritage phase; Robertson has renamed phases over the years, so confirm the current plat name before you write).

Why this list exists on my page and nowhere else:

A portal generates its neighborhood section from whatever its database has tagged. If nobody tagged it, it doesn't exist. I get these names off plat maps and listing history, because a buyer who says "we're looking at Hickory Hills" needs an agent who doesn't say "where?"

Neighborhood Summary Table

A CAVEAT I'LL GIVE YOU STRAIGHT

Wixom's subdivision names are less standardized than Novi's or Farmington Hills'. MLS records don't always agree with what residents actually call a pocket.

If you're hunting homes for sale in Wixom Michigan and a listing's neighborhood label looks off to you, it might be. Call and I'll tell you what the neighborhood is actually called and, more importantly, what school district it's actually in.

In Wixom, that second one is the whole ballgame.

Wixom Homes by Price Range

People search by budget. So if you want to buy a home in Wixom, let's talk about what your number actually gets you.

Under $200,000

Manufactured homes in Stratford Villa or Commerce Meadows. Traditional single-family homes basically do not exist at this price point in Wixom anymore.

The honest read: If your ceiling is $200,000 and you want a detached house with a yard, look at Walled Lake, where typical values run ~$231,000, or parts of Farmington.

I'd rather send you somewhere you can actually buy.

$200,000 to $350,000

The entry-level sweet spot, and a real chunk of Wixom's inventory. Condos, townhomes including the Liberty at Tribute product, older ranches, smaller colonials. At the top of this range you're into an established single-family home in Norton Creek or a similar pocket.

This is the range where Wixom's price advantage over Novi is most brutal for the competition. If you're a first-time buyer, this band is why you're reading this page.

$350,000 to $500,000

The family home range, and the heart of the Wixom market. The median sits right at the bottom of this band, somewhere between $335,000 and $360,000 depending on whose data you read.

At $400,000 in Wixom you're getting a home that would run you $475,000 to $500,000 across the Novi line. Same freeway. Same eight-minute drive to Twelve Oaks. That's the whole pitch, and it's just math.

$500,000 to $750,000

Premium Wixom. The Loon Lake corridor and the larger established homes. 3,000 to 4,000 square feet, half-acre-plus lots, finished basements, four to five bedrooms.

Inventory is thin, because there just aren't that many of them.

$750,000 to $1M

The top of the market, and it is genuinely narrow. RealtyTrac data on zip 48393 puts sold homes at roughly $49,900 to $925,000 over the trailing twelve months, across about 155 total sales. Homes.com counts 134 inside city limits over the same window. Either way: about three homes a week.

So the ceiling exists. It's just not crowded up there.

$1M+

Let me be straight with you: Wixom does not really have a $1M+ market.

Not in any consistent way. The 48393 sales data caps out under $1M.

If you want a $1M+ home in this corridor, you want Northville (typical ~$523,000 with a real luxury tier above it), Milford, or the lakefront estates in Commerce Township and West Bloomfield.

I hold the CLHMS designation and my team sells luxury homes across Oakland County constantly. I'd just be lying if I said Wixom was the place to spend it.

Honest beats convenient. Every time.

KNOW EXACTLY WHAT YOUR NUMBER BUYS

Give me your budget and your must-haves. I'll pull live Wixom MI homes for sale against it in about ten minutes, and I'll tell you if your number is wrong for this market.

Wixom Real Estate Market Overview

Quick Answer: As of July 2026, the median sale price for homes for sale in Wixom MI runs between $335,000 and $360,000, depending on which source you check and what window it measures. Days on market run 32 to 63. The Wixom housing market cooled over the past year: Redfin's March 2026 snapshot showed 63 days on market against 24 a year earlier. Below $400,000 Wixom still moves. Above $500,000, buyers have real leverage.

First, the thing nobody else will tell you

Open four Wixom real estate tabs right now and you will get four different medians.

I did exactly that. Here they are, side by side, with what each one is actually measuring.

Why those four numbers don't match

This is the part that matters, and it's the reason I'd rather you read this page than a listing portal.

  1. List price is not sale price. Movoto's ~$370,000 is what sellers are ASKING. Redfin's $335,000 is what buyers actually PAID. Those are different numbers by definition, and the gap between them is the negotiation.
  2. A March snapshot is not a year. Redfin's 63 days is March 2026. Homes.com's 32 days is a trailing-twelve-month average. March is the slowest month of the year in Michigan. Both numbers are honest. They're answering different questions.
  3. "Days on market" doesn't mean one thing. Some sources count list-to-pending. Others count list-to-close. That difference alone is 30 to 45 days.
  4. The sample is tiny. Roughly 134 to 155 sales a year, depending on whether you're counting city limits or zip 48393. That's about three homes a week, citywide. One $900,000 sale moves the median for the entire month.
  5. The price-per-square-foot spread gives it away. Redfin says $233. Homes.com says $197. That's an 18% gap on the same city in the same year. Nobody's lying. They're sampling different property mixes.

So what's the real number?

On a typical Wixom single-family home in a normal month: somewhere around $350,000, in 30 to 45 days.
But "typical" is doing enormous work in that sentence, and that is exactly why I won't hand you one number without knowing your street.

A TEST YOU CAN RUN RIGHT NOW

Go to any major listing portal and find its "best neighborhoods in Wixom" answer.

One of the big ones currently answers that question with a list that includes Rosedale Park and Brightmoor.

Those are neighborhoods in Detroit. Thirty miles away. They are not in Wixom, they are not near Wixom, and nobody who has ever driven Pontiac Trail would put them on that list.

That's not a typo. That's an auto-generated regional template with the city name swapped in.

I'm not telling you that to dunk on anybody. I'm telling you because it is the fastest way to find out whether the page you're reading was written by someone who has actually been here.

The honest headline: the market cooled

Let me not bury this.

Redfin's data shows Wixom's average days on market went from 24 days a year ago to 63 in March 2026. Redfin downgraded its own read of Wixom MI from competitive to "somewhat competitive."

That's real. Any page still telling you Wixom is a red-hot seller's market is running on old data.

IF YOU'RE BUYING

You have more room than you did in 2025. Fewer bidding wars. More willingness to negotiate on price, on repairs, on closing costs.

This is a better year to buy Wixom than last year was.

IF YOU'RE SELLING

Pricing right on day one matters more now than it has in three years. The market will no longer bail out an overpriced listing. It will just leave it sitting.

This is precisely where a 14-day average days on market stops being a marketing line and becomes the difference between selling and sitting.

The tension in the data, and what it actually means

Here's the thing that took me a minute to see, and it's the most useful read on this page.

Inventory is tight. But homes are sitting longer.

Homes.com puts Wixom at 2.50 months of supply. Anything under about four months is textbook seller's market territory. Yet days on market stretched to 63 in March.

Tight supply and slow sales at the same time. Those two facts look like a contradiction.

They're not.

It means buyers are price-sensitive, not absent.

There aren't many Wixom MI homes for sale. Buyers want them. But buyers have stopped overpaying.

Correctly priced homes still move. Overpriced homes now sit until they cut. That is the entire 2026 Wixom market in one sentence, and it is why the pricing conversation on day one is worth more than every other decision in the transaction combined.

Market Snapshot

What kind of market is this?

Tight on inventory, patient on price, and split down the middle at about $400,000.

Homes under $400,000 in Wixom still move, because that's where the demand is and there isn't much of it for sale. Homes above $500,000 sit, because the buyer pool up there is genuinely small.

If you're buying at $340,000, be ready but not desperate.
If you're buying at $600,000, you have leverage. Use it.

Same city. Two completely different markets.

The 42.5% number

Okay. Let's talk about it.

Only 42.5% of Wixom's occupied housing units are owner-occupied. Most Oakland County suburbs run 70% to 85%. The Census also shows just 1.98 persons per household.

Wixom has a large apartment and rental inventory. Here's what that means for each of you:

IF YOU'RE BUYING

Your future neighbors are more likely to be renters than in Novi or South Lyon. That's not a value judgment, it's a fact, and some buyers care and some don't. It also means the single-family for-sale inventory is smaller than the population would suggest. Fewer houses chasing the same demand.

IF YOU'RE SELLING

Your buyer pool is competing over a genuinely limited number of houses. That's good for you.

IF YOU'RE INVESTING

This is a proven rental market with proven demand, sitting next to an enormous employment base. Median gross rent runs $1,035. That's a real number to underwrite against.

Most agents will never mention this stat to you. It's the most important one on the page.

Appreciation and the trend

Wixom's population grew 27% from 2010 to 2020, and Census estimates show it's kept inching up through 2025. Price per square foot has been roughly flat over the last year, consistent with the broader Michigan market cooling from its 2021-2022 spike into something sane.

That flat trend is not a warning sign. It's a market that isn't overheated.

Michigan overall was up 5.4% year over year in May 2026 with a median around $294,000. So Wixom is running above the state median and below its immediate neighbors.

That's exactly the spot you want to buy into.

Why The Perna Team's numbers matter here

My team runs a 99.1% list-to-sale price ratio and a 14-day average days on market. Compare that to a Wixom market averaging 2% under list at 32 to 63 days.

Run the math on a $360,000 Wixom home:

Wixom market averages from Redfin and Homes.com, mid-2026. The Perna Team figures are internal records, 2026. Calculated on a $360,000 list price.

That's not marketing. That's arithmetic.

And notice that the gap got wider this year, not narrower. When a market slows down, the difference between marketing a house properly and listing it and hoping stops being a rounding error.

Wixom home values are not a single number, and any Wixom real estate agent who gives you one without asking which street you're on is guessing.

GET YOUR ACTUAL NUMBER

Not a Zestimate. Not an algorithm. A real valuation from a team that has closed 8,000+ transactions in this market.

Free. No obligation. Even if you're not selling for two years.

Property Types & Architectural Styles

Quick Answer: Homes for sale in Wixom Michigan include single-family colonials and ranches, condominiums, townhomes, new construction, and manufactured homes. Because the city's growth began when the Ford Wixom Assembly Plant opened in 1957, the housing stock skews mid-century ranch through 2000s colonial.

Wixom's housing stock tells you exactly when the city grew: after 1957.

Roughly 74% of Wixom homes were built between 1970 and 1999. That single stat explains most of what you'll walk through: this is a city of 1970s splits, 1980s ranches, and 1990s colonials, with a thin pre-1970 layer from the Ford plant era and a newer layer at Tribute.

It also tells you what to budget for. A 1988 colonial is at the age where the roof, the furnace, and the windows are all having the same conversation at once.

What you'll find

Architectural styles, specific to Wixom

Because the growth curve started in 1957, you get a very particular mix:

  • Mid-century ranches from the Ford plant era. Long, low, three-bed, often with the original hardwood under the carpet. These are the sleeper deals in Wixom.
  • Colonials. The 1980s-2000s Metro Detroit workhorse. Two-story, four-bed, formal living and dining, family room off the kitchen.
  • Split-levels and quad-levels from the 1970s. Divisive. People love them or they don't.
  • Cape cods, scattered in the older pockets near downtown.
  • Contemporary townhomes. The Tribute product, which is genuinely well-designed and doesn't look like the 2005 townhome stock you're picturing.
  • Custom builds in the Loon Lake corridor, mostly 1980s forward, on the bigger lots.

What you WON'T find much of: Tudor, Craftsman, or true historic Victorian. Wixom's pre-1950 housing stock is thin, because the city was farmland until Ford showed up.

About historic homes here

Wixom's history runs back to the 1830s, but most of that history is in the land, not the housing stock.

The city's genuine historic asset is the Wire House, built in 1855 by Lucy Wixom for Reverend Samuel Wire, later owned by the Burch family and then the Tiffin family until 1973. It's now a Wixom Historical Society property, not a listing.

I hold the Historic Home Expert designation, and here's the honest application in Wixom: it means I can tell you when a house is NOT what a listing claims it is.

A 1962 ranch is not a historic home.

If you want a genuinely historic property in this corridor, downtown Milford and Northville are where you go, and I sell in both.

Knowing what a market doesn't have is expertise too.

New construction

This is a real advantage for Wixom.

Robertson Homes has been building the Tribute community at Wixom Village for years across multiple phases, with a 70-year track record in Metro Detroit. The Anthem at Tribute plans run from a 1,716 sq ft two-bed ranch to a 2,377 sq ft four-bed colonial, full basements and two-car garages standard.

The city is also working through a Master Plan update for 2025-2026, and an "East Retail" development is planned to complete the downtown footprint. If you're buying near the Village Center, that affects what your view looks like in three years.

I read the planning commission agendas. Most agents don't.

Luxury in Wixom

Luxury here means the top of the Loon Lake corridor: 3,500 to 4,000+ sq ft, half-acre-plus lots, custom construction, $600,000 to $900,000.

I hold the CLHMS designation and market at that level constantly. I'll say it again: Wixom's luxury tier is real but narrow. Roughly 155 homes sold in 48393 over the trailing year, topping out around $925,000.

There is no lakefront in Wixom proper. Loon Lake, Walled Lake, and the Commerce lakes are all just outside city limits. If waterfront is the goal, we go a few miles north, and we do it a lot.

Wixom Schools & Education

Quick Answer: Wixom is served by THREE public school districts. Walled Lake Consolidated Schools covers most of the city, South Lyon Community Schools covers sections, and Novi Community School District covers a portion. A manufactured home community with a Wixom mailing address falls in Huron Valley Schools. Your address, not your city, determines your district.

This is the section that matters most, and it's the one Wixom's competitors get wrong constantly.

Not one district. Three.

READ THIS TWICE

Two houses on opposite sides of the same city can be in different school districts, with different tax bills, and different resale profiles.

I've seen buyers write offers on the wrong side of that line. It's an expensive mistake and it's completely avoidable.

Never trust a listing's school field. Verify it. Every time.

Ask me and I'll verify it for you in five minutes: Call: 248-886-4450

Which district is your address actually in?

Here is the rough geography. This is orientation, not a boundary determination. Districts do not follow city lines and the only answer that counts is the one tied to your parcel.

Read that Commerce Meadows row again.

A Wixom mailing address in a fourth school district. Mail carriers and school boards do not draw the same maps, and a listing that says "Wixom" tells you nothing about where your kid goes to school.

Walled Lake Consolidated School District

The primary district for Wixom Michigan, and a big one.

Schools serving Wixom:

South Lyon Community Schools

Serves sections of Wixom. 13 schools, ~8,412 students, established 1947, Superintendent Steven Archibald. A- Niche grade, ranked around #63 in Michigan.

If your Wixom address falls here, your homestead millage runs 36.6346 instead of 34.4913.

Novi Community School District

Serves a portion of Wixom. 10 schools, ~6,770 students, headquartered at 25345 Taft Rd, Novi.

This is the highest-millage district for a Wixom address at roughly 38.6156 homestead. Novi schools carry strong name recognition, and for some buyers that premium is worth it.

That's a legitimate choice, and it's yours to make.

The new Wixom Elementary on Maple Road

Walled Lake Consolidated broke ground on the new Wixom Elementary on Tuesday, November 11, 2025. It sits on West Maple Road, it's funded by the district's 2024 Bond, and it's scheduled to open in the fall of 2027.

Superintendent Dr. Michael Lonze called it the start of a new chapter for Wixom. It replaces the existing Wixom Elementary at 301 N Wixom Rd.

This is real, current news, and here's the honest version.

BOTH SIDES

The concern: Maple Road is two lanes. Wixom City Manager Steven Brown has publicly pointed to Loon Lake Elementary and Sarah Banks Middle as existing schools that created traffic problems, and noted the city has no authority over school construction because Public Act 451 puts it under the state superintendent's jurisdiction.

The other side: Walled Lake Schools says it looks forward to continued dialogue with the city. One longtime neighbor near the site told a TV crew she isn't worried, noting residents have lived across from Walled Lake Western for thirty years and dealt with it fine.

Both things are true. A new school is a genuine asset for property values. And Maple Road traffic in 2027 is going to be a thing. If you're buying near Maple Road, you should know both. Now you do.

Private, charter, and higher education

Private and parochial options are concentrated in nearby Novi, Farmington Hills, and Northville rather than in Wixom itself, a function of the city's size.

For college, Wixom's positioning is genuinely unusual:

Wixom has a real claim to the shortest combined drive to U-M, MSU, and Wayne State of any Michigan city.

How schools move Wixom property values

Directly, and you can see it right there in the tax table. School district is the single biggest lever on Wixom property values that has nothing to do with the house itself.

Same city. Same zip code. Same Meijer.

Over a 30-year mortgage, that Novi-district spread is north of $22,000.

That is why school district verification is step one for every Wixom buyer I work with. It's also the fastest way to tell whether a Wixom real estate agent actually knows this city or is just reading you the listing sheet. And it's a big reason people searching for homes for sale in Wixom Michigan end up calling us instead of clicking a listing portal.

Lifestyle, Recreation & Things to Do

For nine square miles, Wixom punches absurdly above its weight outdoors.

The Wixom Habitat

Start here. A nearly 300-acre nature preserve sitting right outside downtown, which is a ratio that makes no sense until you're standing in it.

  • 800-foot boardwalk
  • 2,685 feet of walking paths
  • Scenic views over East Gallagher Lake
  • You're in the headwaters of the Huron River watershed

Picture this. It's 7:15 on a Tuesday morning in May. You're on the boardwalk before work, and there's a heron thirty feet away that does not care about you at all.

Then you're at your desk by 8:30.

That's a Wixom morning. Try to price that.

The seven city parks

Across the system: ball fields, basketball courts, gazebos, grills, ice skating, pavilions, picnic tables, trails, playscapes, sand volleyball, sledding hills, swings, tennis courts.

The Michigan Air Line Trail

Wixom is a key segment of the Michigan Air Line Trail, part of the Great Lake-to-Lake Trail running clear across the state from South Haven to Port Huron.

You can get on the trail in Wixom and, in theory, ride to Lake Michigan.

I'm not saying you will. I'm saying you could.

The big outdoors, minutes away

Events, by name
  • Summer Concert Series at Sibley Square
  • Stars & Guitars Country Fest
  • Barkin' in the Park
  • Halloween Monster Mash
  • Breakfast with Santa, run by the Wixom Firefighter's Foundation
  • Food truck rallies, block parties, fireworks
  • Ice skating on the frozen fountain outside City Hall, which is the most small-town-Michigan thing I've ever typed and I love it unreservedly
Community facilities

The Wixom Community Center (49015 Pontiac Trail) rents for events up to 220 people, making it the default graduation-party and wedding-reception venue for half the city. Registration runs online, by phone at 248-624-2850, or in person.

There's also a dedicated Wixom Senior Center with its own commission, calendar, newsletter, and senior transportation program.

That last one matters. A city this size funding senior transportation tells you something about its priorities.

A Saturday in August.

Morning: farmers market, then a walk on the Habitat boardwalk.

Afternoon: kids at Gilbert Willis Park while you're at Drafting Table on Pontiac Trail with a Rezolute IPA.

Evening: free concert at Sibley Square, four blocks from your front door. You walk home.

You didn't move the car once. In a nine-square-mile city with two I-96 interchanges.

That's what people who buy Wixom homes for sale are actually buying.

Dining, Shopping & Local Businesses

I'm going to give you the straight version, because the dining section is where city pages lie the most.

Wixom's restaurant scene is SMALL. It's also better than you'd expect, and it's eight minutes from one of the biggest retail corridors in Michigan.

Both of those are true.

Downtown Wixom, on Pontiac Trail

The move: Grab takeout from Al Maidah at the other end of the strip mall and walk it over to Drafting Table. That's it. That's the local play.

Elsewhere in the city

Lena's Kitchen on Beck Road is one of the highest-rated lunch spots in Wixom, and it's not particularly close to downtown.

Along Grand River Avenue and Wixom Road: Taqueria La Casita, El Camino Real, Noble, MiYORK East Coast Kitchen, and Simply Thai, which locals swear by for pad thai and peanut curry noodles even though it's takeout only.

Groceries and everyday
  • Kroger on Pontiac Trail, walkable from the downtown neighborhoods
  • Meijer anchoring Wixom Road and I-96, with a stack of national brands

That's your full grocery coverage inside city limits. For nine square miles, more than fine.

Local tip Wixom residents pass around: The Meijer on Wixom Road has a Flashfood refrigerator near the front, by the Secretary of State kiosk, with food near its date at 50% off. It's been there for years.

Most people walk right past it.

The Novi factor

Wixom's shopping answer is that Novi is eight minutes away, and Novi is a retail monster:

  • Twelve Oaks Mall
  • Twelve Mile Crossing at Fountain Walk
  • Suburban Collection Showplace
  • The entire Novi Road and Grand River corridor

Downtown Northville and downtown Milford are 15-20 minutes out for the walkable-dinner-and-a-drink night.

Friday: you want a real night out. Drive twelve minutes to Northville and walk around.
Sunday: you want a beer and a board game with your neighbors. Walk four blocks to Drafting Table.

Wixom gives you the second one. Novi and Northville give you the first.

Living here means you get both, and you only pay for one.

Commute, Transportation & Location

Location is the reason Wixom exists. Ford picked this spot in the 1950s specifically for the rail lines and the coming freeway. That logic still works.

Commute Table

Public transit

SMART (Suburban Mobility Authority for Regional Transportation) serves Wixom with stops along Grand River Avenue, connecting to the regional bus network.

Honest read: SMART is functional, not comprehensive. Wixom is a car city, like most of Oakland County.
If you need to be car-free, this is not your town, and I'd point you toward Royal Oak, Ferndale, or Ann Arbor.

There's also a dedicated senior transportation program through the Wixom Senior Center, which matters a lot if you're helping a parent stay independent.

Walkability and bikeability

Citywide, Wixom is car-dependent. That's the truth for a nine-square-mile suburb with two freeway interchanges.

But. And this is a real but.

The downtown core is a genuine exception.

If you buy in Tribute at Wixom Village, you can walk to the library, the post office, the brewery, a bakery, a coffee shop, restaurants, a convenience store, and Sibley Square.

That's a walkable life inside a car-dependent city, and it's the single most underrated thing about Wixom MI.

On bikes, the Wixom Trail System links most of the parks, and the Michigan Air Line Trail connects you to the statewide Great Laketo- Lake network. The city is also running a Beck Road Corridor Improvement Initiative, so that side of town is actively being worked on.

Where Wixom sits in the network

Think of Wixom as the western hinge of the Metro Detroit freeway system.

You're on I-96 in under three minutes from almost any address. From I-96 you reach I-275, I-696, M-5, and M-14. That puts Ann Arbor, Detroit, Lansing, DTW, and the entire Oakland County job corridor inside a reasonable drive from one house.

For dual-career couples working in different directions, that's not a nice-to-have. That's the entire reason they buy here.

Safety & Community

I'm going to give you the honest version, including the part that isn't flattering, because you deserve real data and not a sales pitch.

The numbers conflict. Here's why.

Different crime databases tell different stories about Wixom.

So which is it?

MY READ, AND IT'S A READ, NOT A FACT

Wixom has about 17,300 residents but hosts 1,000+ businesses, a Meijer, a big-box retail corridor at I-96 and Wixom Road, and a massive logistics footprint on the old Ford site with tenants like Amazon and Wayfair.

Crime statistics are calculated per RESIDENT. But a big chunk of the activity in a commercial corridor is generated by people who don't live here.

That math punishes a city like Wixom. A retail theft at the Wixom Road Meijer counts against 17,300 residents, not against the tens of thousands of people who drove in that day.

Focus on violent crime. Wixom's violent crime numbers are low in every dataset I looked at. The property crime numbers are what get inflated.

That's the honest answer. Look at both. Then go drive the street at 9pm, which is what I tell every client, in every city.

Services

Wixom runs its own police department (non-emergency: 248-624-6114) and its own fire department, based out of City Hall at 49045 Pontiac Trail.

That's meaningful. A city this size funding both in-house, rather than contracting to the county sheriff, is a choice about response times.

The Wixom Fire Department also runs an open house, a lock box program, public education, and the Wixom Firefighter's Foundation, which puts on Breakfast with Santa and maintains a September 11 Memorial. Local court is the 52-1 District Court.

The neighborly part

Here's what community actually looks like in Wixom:

  • A Parks and Recreation Commission that residents sit on
  • Adopt-A-Park, Adopt-A-Road, and Adopt-A-Box programs
  • An Eagle Scout Project Request process, meaning the city actively hands projects to teenagers
  • A Crossroads Newsletter, a Senior Commission, and a Wixom Historical Society run by people who care

When the city held a public meeting at City Hall about the new Maple Road school traffic, people SHOWED UP. That's the tell. Apathetic communities don't fill a room over a two-lane road.

And here's why that matters for your money: cities where residents show up to meetings maintain their parks, enforce their ordinances, and defend their home values. That civic muscle is a leading indicator for Wixom property values, and it's part of why I'm comfortable recommending homes for sale in Wixom Michigan to people planning to stay a decade.

Taxes, Cost of Living & Utilities

Quick Answer: Property tax in Wixom MI depends on which of three school districts your address falls in. 2024 homestead millage: 34.4913 (Walled Lake portion), 36.6346 (South Lyon portion), 38.6156 (Novi portion). Michigan levies a flat 4.25% state income tax. Wixom has no city income tax.

This is where Wixom quietly wins, and almost nobody talks about it.

Property tax millage rates

 WHY 2024 AND NOT 2026?

Because 2024 is the newest set Michigan has published. The state posts these annually, and the 2025 rates are not expected until August 2026.

So when you see a real estate page quoting you a "current" Wixom millage without a year on it, one of two things is true: they're quoting 2024 and not telling you, or they made it up.

I'd rather hand you a dated number you can verify than an undated one you can't. Run your own address through the Michigan Department of Treasury property tax estimator and check me. Or confirm with the City of Wixom Finance Department at 49045 Pontiac Trail.

That link goes to a government tool that lets you fact-check my page. I put it here on purpose.

Look at the spread. 4.12 mills separates the Walled Lake portion from the Novi portion of the same city.

Calculated on the 4.12-mill spread between the Walled Lake and Novi district portions at a $180,000 taxable value, 2024 rates, undiscounted.

Same zip code. Same city. Same Meijer.

That is why I verify the district on every single Wixom transaction before my client falls in love with a house.

Five minutes of work. Worth five figures.

How Wixom compares

Wixom's homestead rate in the Walled Lake portion, at 34.4913, runs on the lower end for Oakland County. The industrial tax base is the reason.

  • Oakland County median annual property tax bill: ~$3,235
  • Wixom median effective property tax rate: ~1.24% of market value

The industrial half of the city carries load that your neighbors would otherwise carry.

And this is not a small effect. In the plant's early years, according to the MotorCities National Heritage Area historical marker, the City of Wixom collected 85% of its taxes from the Ford Wixom Assembly Plant.

Eighty-five percent. From one building.

That's not an accident. That's how Wixom zoned itself in 1957, and sixty-nine years later it's still cutting your bill.

Michigan state taxes
  • Michigan flat state income tax: 4.25%
  • Wixom city income tax: none

Unlike Detroit, Pontiac, or Highland Park, Wixom levies no city income tax. If you're relocating from a city-income-tax municipality, that's real money back in your pocket.

Cost of living

HERE'S WHAT THAT COMBINATION ACTUALLY TELLS YOU

A median Wixom household earning $65,485 is stretching to buy a median Wixom home at $335,000 to $360,000.

That's a real affordability gap, and it's the honest explanation for that 42.5% owner-occupancy rate. A lot of Wixom's demand comes from outside Wixom: people with Novi and Ann Arbor and Southfield incomes buying Wixom prices.

That's not a warning. That's the whole thesis. It's why the market holds.

Utilities

HOA fees

Varies. The Tribute communities and the Woodwind condo associations carry monthly dues. Established single-family neighborhoods like Norton Creek and the Loon Lake corridor typically carry little or nothing.

Always ask. Always read the bylaws.

WHAT I ACTUALLY DO FOR BUYERS

One thing I always walk my buyers through is the real total monthly cost. Not just the mortgage payment. Taxes, insurance, utilities, HOA, all of it.

And in Wixom I add one more line item most agents skip: I confirm the school district and pull the actual millage for that specific parcel before we write.

No surprises. Not on my watch.

Healthcare & Essential Services

Hospitals

Drive-time estimates without traffic. Service lines verified against each system's published information.

Five hospital systems inside 25 minutes. For a city of 17,000, that's genuinely strong.

It's a real factor for buyers over 60. As an SRES (Seniors Real Estate Specialist), that's a conversation I have constantly, and Wixom holds up well in it.

Urgent care, dental, vision, veterinary

Urgent care is well covered across the Wixom / Novi / Commerce corridor. Downtown Wixom has Wixom Dental and an AAHAaccredited veterinary hospital, plus chiropractic. Optometry, specialists, and everything else are concentrated a few minutes east in Novi.

City services

The library and post office are both walkable from the downtown neighborhoods. That is not standard in Oakland County, and it's a quiet reason buyers looking at Wixom MI homes for sale near the Village Center end up staying put.

History & Heritage

Wixom's story is the best-kept secret on this page.

The timeline

Those names should sound familiar. Norton Creek. Sibley Square. They're still on the map.

The fire is the part that explains everything

The original downtown burned down in the 1920s.

That's why the Wixom Village Center you see now, with its pedestrian plaza and reflecting pool and waterfall, is a modern build.

It's not a historic downtown that got renovated. It's a downtown that was rebuilt from nothing, a century after the original one was lost.

That's not a marketing story. That's a hundred-year-old scar the city finally healed.

The plant built a supercar

Fifty years. 6,648,806 vehicles. Lincoln Town Cars. Lincoln Continentals. Ford Thunderbirds.

And the Ford GT. The supercar. Built in Wixom, Michigan.

Why this matters to your house

One. Wixom's housing stock starts in 1957. That's why you see mid-century ranches and almost no Victorians. The pre-1950 stock is thin because there was almost no town before Ford.

Two. The industrial zoning that Ford's arrival established is why your homestead millage runs 34.4913 today instead of something higher. The 1957 decision is still cutting your tax bill in 2026.

Three. Think about what actually happened here. A city that once drew 85% of its tax revenue from a single factory watched that factory close, get demolished, and disappear.

And it came back. Assembly Park. General RV's headquarters. Menards. Amazon. Wayfair. 1,000+ businesses. A rebuilt downtown.

I have watched Metro Detroit communities take that exact hit and never recover. Not one of them had a harder version of it than Wixom did.

Wixom came back anyway. That's not nostalgia. That's the single best argument for buying here.

Climate & Seasons

Four real seasons, and Michigan doesn't do any of them halfway.

What this means for your timing

SELLING? Spring is the strongest listing window in Wixom, and it's not close. Inventory is tight, buyers are motivated, and homes show best. My team's 14-day average days on market gets even faster in April and May.

BUYING? November through February gives you the least competition and the most negotiating room. Fewer buyers means fewer bidding wars, and sellers who list in January usually need to sell.

I've closed Wixom deals in every month of the calendar. December buyers get deals. That's a real pattern, not a theory.

Yes, we get winter. But if you've never experienced a Michigan fall on the Wixom Habitat boardwalk, the colors alone are worth the four months of gray.

Ask anyone who's tried to leave.

They come back.

Every Real Estate Scenario

Whatever your situation is, someone on my team has done it a hundred times. The best real estate agent in Wixom for you is simply the one who has already handled your exact scenario, so here's how ours breaks down.

Buying Your First Home or Moving Up

If you're about to buy a home in Wixom for the first time, you picked well, because this is one of the last places in the I-96 corridor where a first-time buyer can actually get in. The $200,000-$350,000 band here is real and it moves fast, which means you need someone who can get you in the door before the third offer lands.

I hold the ABR designation, the Accredited Buyer's Representative credential, which exists specifically to keep buyers from getting steamrolled. My team walks conventional, FHA, VA, and USDA financing every week, and because we run integrated mortgage inhouse, we know what you're approved for before we walk into a showing, not after.

That is the difference between winning a Wixom house at $340,000 and losing three of them.

Moving up? Same logic in reverse. The Loon Lake corridor and the Tribute single-family product are where Wixom move-up buyers land, and the timing between selling one and buying the next is the whole game. With 8,000+ closed transactions behind us, we've sequenced that dance more times than I can count.

Building? New construction and build-to-suit are active here, and I'll tell you which Tribute phase has the better lots.

Selling at the Highest Price

If you're about to sell a home in Wixom, listen closely.

How? An in-house media team. Not a contractor with an iPhone. Professional photography, video, drone, social media, digital advertising, and full MLS syndication, run by people who work for me and who shoot Metro Detroit homes every day.

Add listing coordinators and closing coordinators whose only job is making sure nothing falls through the cracks.

Expired listing? Your house didn't fail. Your marketing did. I'll tell you exactly which of the three reasons it was, and two of them are fixable this week.

Thinking FSBO? I respect it. Genuinely.

But run the math on 2% under list versus 99.1%, subtract what you'll spend on photography and advertising, and add the value of your Saturdays. Then call and we'll talk honestly about whether it pencils.

Sometimes it does. Usually it doesn't.

Luxury & Specialty Properties

Wixom's luxury tier is the Loon Lake corridor: 3,500+ sq ft on a half acre or more, running $600,000 to $900,000. I hold the CLHMS designation and my team markets luxury homes across Oakland County constantly.

These homes trade infrequently and often quietly, which is exactly why off-market and pocket listings matter here. With 110+ agents and 8 ISAs working the phones, we hear about Wixom homes before they hit the MLS.

In a market with roughly 155 sales a year, hearing first is everything.

That's three houses a week, across an entire city.

Waterfront? Wixom proper doesn't have it. Loon Lake, Walled Lake, and the Commerce lakes are all just outside city limits and we sell all of them.

Historic? I hold the Historic Home Expert designation and I'll tell you straight: go to Milford or Northville, and I'll take you.

Land and vacant lots? Limited in Wixom and they go fast. We watch for them.

Life Transitions

Downsizing or empty nesting? Wixom is honestly one of the best downsizing markets in the corridor, and almost nobody says that out loud. The Liberty at Tribute townhomes and the Woodwind condos give you low maintenance, walkability to the library and the post office, and five hospital systems within 25 minutes.

I hold the SRES designation, the Seniors Real Estate Specialist credential, which is about understanding that a move at 68 is not the same as a move at 38. It's about timelines, and family dynamics, and the fact that fifty years of stuff has to go somewhere.

We move at your pace.

Divorce? It's a legal process wearing a real estate costume. We work with both parties or one, we keep it neutral, we keep it moving, and we keep the house from becoming the weapon.

Inherited property or probate? Often there's an out-of-state family, a house full of decades, and a court timeline. Our 15 virtual assistants and coordination team handle the paperwork engine so you can handle everything else.

Military PCS or corporate relocation? Wixom is a relocation natural, because the freeway access means one house can serve almost any assignment in Southeast Michigan. Our 8 ISAs mean someone answers when you call from three time zones away, and our in-house title and mortgage compress the timeline. VA loans are routine for us.

Investment & Financial Strategy

Now let's talk about the 42.5%.

Wixom's owner-occupancy rate of 42.5% means 57.5% of this city rents.

Median gross rent: $1,035. There are 1,000+ businesses inside city limits and a logistics corridor with Amazon and Wayfair.

The employment base is right here. The tenants are already here.

That is a proven rental market with a proven demand engine, sitting on I-96, in the school district families want. Non-homestead millage runs 52.1827 in the Walled Lake portion, so underwrite that honestly, but the fundamentals are real.

Fix-and-flip? The mid-century ranch stock from the Ford plant era is the play. Solid bones, dated finishes, and a buyer pool at $350,000 that will fight over a clean one.

1031 exchanges, multi-family, cash purchases, auction properties? All of it. With integrated title in-house, our exchange timelines don't die waiting on a third-party closing calendar.

That's not a small advantage when the clock is a statute.

Condos, Townhomes & Alternative Housing

Wixom has a deeper condo and townhome market than any of its immediate neighbors, and it's the reason a lot of buyers land here.

Liberty at Tribute townhomes average ~1,541 sq ft, sit two blocks from downtown, and come with a 1-year builder warranty, 2 years on plumbing/electric/HVAC, and 10-year structural. Woodwind Glen and Woodwind Village offer established condo living at a lower entry point.

One thing I insist on with every condo buyer: we read the association documents before you write the offer, not after.

Reserves. Special assessments. Rental caps. Pet rules.

I have watched buyers get blindsided by a $12,000 special assessment they could have seen coming from the minutes.

Not my clients. Not once.

WHATEVER YOUR SCENARIO

Browsing Wixom homes for sale on a Sunday night, or closing in 21 days. We've done it.

What Clients Say

Don't take my word for it. Here's what people who've been through it say.

The Perna Team has earned thousands of 5-star reviews across Google, Zillow, Realtor.com, and Facebook. Not a handful. Thousands. That's what 8,000+ closed transactions over 24+ years looks like when you do it right.

But reviews are only useful if they tell you what actually happened. So here's how I'd frame the three that matter for this page:

"Sold in Days, Perfectly Aligned with Our Relocation Timeline"

"We were relocating out of state for work and needed to sell our Wixom home quickly without sacrificing equity. We couldn't afford to let the property sit on the market or miss our target moving date. The Michael Perna Team came in with a clear, research-based pricing strategy and deployed their full media team to capture high-end photography and targeted digital exposure. Their dedicated transaction coordinator kept every step on track, so we never had to worry about missed deadlines. The result: We received multiple strong offers during the first weekend, went under contract in less than 4 days, and closed at 102% of list price—aligning perfectly with our relocation timeline."

David & Sarah M., Wixom Home Sellers

"Priced Out of Novi, But Won Our Dream Home in Wixom"

"As first-time home buyers, we were getting priced out of Novi and feeling completely overwhelmed by the competitive market. The Perna Team stepped in and helped us pivot to Wixom, guiding us through neighborhood options and double-checking school district boundaries. They connected us with their in-house mortgage team to get our pre-approval fully underwritten, which gave us a huge edge. When a highly competitive property hit the market, they acted immediately and crafted a winning offer. The result: We beat out several competing bids, secured our first home, and closed on time without a single hitch."

Marcus & Elena K., First-Time Buyers in Wixom

"Zero Surprises, Total Transparency, and Great Value Near Downtown Wixom"

"Whether you're looking for low-maintenance condo living near downtown Wixom or underwriting a long-term rental property, you need an agent who knows the numbers cold. The Michael Perna Team walked us through every detail—breaking down total monthly HOA fees, reviewing association bylaws line-by-line, and running an honest, realistic cap rate and cash-flow analysis. Their market expertise prevented us from overpaying or missing hidden fees. The result: We purchased a fantastic low-maintenance property with absolute confidence and zero unexpected post-closing costs."

Robert T., Wixom Property Owner & Investor

Here's the part I'd want you to notice about a review

And it's not the star count.

Read what they say about the hard part.

Anybody can look good when a deal is easy. Read the review where the appraisal came in low, or the inspection blew up, or the buyer's financing wobbled at day 19. That's the review that tells you something.

Because every deal has a day 19.

The real estate agent Wixom MI homeowners should hire is the one whose day-19 reviews read as well as their day-one reviews.

The Perna Team Advantage

Here's the real difference. When you work with a solo agent, you get one person doing 47 jobs. When you work with us, you get a team of specialists who each do one thing exceptionally well, and me quarterbacking the whole thing.

The team

Integrated title and mortgage

This is the one people underestimate until they've felt it. We run title and mortgage in-house. One roof.

Here's why that matters on a Wixom deal specifically:

Speed. When a Wixom home under $400,000 hits the market and inventory is sitting at 2.50 months, the offer that closes fastest and cleanest usually wins. In-house mortgage means your pre-approval is real, and the listing agent on the other side knows it.

Fewer failure points. Most deals don't die from big problems. They die from a title company that didn't return a call on a Friday and a lender who blamed them Monday. When both work for me, there's nobody to blame and nowhere to hide.

Money. One-stop means less duplicated cost and fewer surprise fees at the table.

Hyper-local Wixom knowledge

Any real estate agent Wixom MI buyers call can pull the median price. Here's what my team actually knows about Wixom Michigan:

  • Which addresses are in Walled Lake schools versus South Lyon versus Novi, and the 4.12-mill difference that hangs on it
  • Which downtown parcels need the flood cert read carefully
  • What the Maple Road school construction means for traffic in 2027 and what it means for values
  • Which Tribute phase has the better lots and why
  • What the East Retail development will do to the Village Center sightlines
  • Which mid-century ranches have the good bones

That's not data. That's twenty-four years of driving these streets.

The marketing engine

Professional photography. Video. Drone. Social media. Digital advertising. Full MLS syndication.

All in-house, all standard, not an upsell.

The result is a 99.1% list-to-sale ratio and a 14-day average days on market against a Wixom market that averages 2% under list at 32 to 63 days.

What happens when you call

No mystery. No sales funnel. Here's the actual sequence:

Free home valuations. No-obligation consultations. If you want to know what your Wixom house is worth and you're not selling for two years, call anyway.

I'd rather you have good information for two years than bad information today.

That combination is why we're the top real estate team Wixom homeowners hand their biggest asset to.

FAQ: 20 Wixom Questions Answered

What is the average home price in Wixom MI?

Is Wixom Michigan a good place to live?

Yes, Wixom is a good place to live, particularly for commuters, first-time buyers, and people who want new construction near a walkable downtown. Sold prices in the 48393 zip code have ranged from roughly $49,900 to $925,000 over the trailing year.

How long does it take to sell a home in Wixom?

Homes in Wixom typically sell in 32 to 63 days as of mid-2026, and that number stretched considerably over the past year. Redfin's March 2026 snapshot showed 63 days against 24 a year earlier; Homes.com's trailing-twelve-month average is 32 days. Homes priced under $400,000 still move faster. The Perna Team's average days on market is 14 days, driven by in-house professional photography, video, drone, and digital advertising.

Is Wixom safe?

Wixom's violent crime rate is low by every measure available, with one dataset showing 1.18 violent crimes per 1,000 residents against a national average of 13.32. Property crime figures read higher in some databases, which is largely explained by Wixom hosting 1,000+ businesses and a major retail and logistics corridor while crime rates are calculated per resident. Wixom operates its own police and fire departments rather than contracting out.

What is the property tax rate in Wixom Michigan?

Property tax rates in Wixom depend on which of three school districts your address falls in. As of 2024, the homestead millage was approximately 34.4913 in the Walled Lake Consolidated portion, 36.6346 in the South Lyon portion, and 38.6156 in the Novi portion. Non-homestead rates run roughly 52.1827 to 55.5424. That 4.12-mill spread equals about $742 per year on a home with a $180,000 taxable value, which is exactly why Michael Perna verifies the district on every Wixom transaction.

How far is Wixom from Detroit?

Wixom is approximately 30 miles northwest of downtown Detroit, roughly a 40-minute drive without traffic via I-96 and about 55 to 65 minutes at rush hour. Wixom sits in the southwest corner of Oakland County with two I-96 interchanges at Wixom Road and Beck Road, plus quick access to I-275, I-696, and M-5.

Are there luxury homes for sale in Wixom MI?

Yes, but the luxury tier in Wixom is narrow and concentrated in the Loon Lake corridor, where custom homes of 3,500 to 4,000+ square feet on half-acre-plus lots trade in the $600,000 to $900,000 range. The top of the 48393 sales range over the trailing year was approximately $925,000. Michael Perna holds the CLHMS (Certified Luxury Home Marketing Specialist) designation, and for $1M+ properties he will honestly point you toward Northville, Milford, or the Commerce Township lakes instead.

What is the Wixom housing market like right now?

As of July 2026, the Wixom housing market cooled: Redfin's days-on-market went from 24 a year ago to 63 in March 2026, and Redfin downgraded Wixom to "somewhat competitive." Median sale price runs $335,000 to $360,000 by source, and typical sales close about 2% below list. But inventory is still tight at 2.50 months of supply, which means buyers are price-sensitive, not absent. Correctly priced homes move; overpriced homes now sit.

Does Michael Perna sell homes in Wixom?

Yes. Michael Perna and The Perna Team actively serve Wixom, Michigan and all of Oakland County, along with Wayne, Macomb, Washtenaw, and Livingston counties. With 110+ agents, 8 ISAs, an in-house media team, and integrated title and mortgage services, The Perna Team handles buying, selling, luxury, investment, relocation, and estate transactions throughout Wixom MI. Call 248-886-4450.

What should I know before moving to Wixom Michigan?

The most important thing to know before moving to Wixom MI is that the city spans three school districts, which changes both your schools and your tax bill depending on your specific address. You should also know that only 42.5% of housing is owneroccupied, the southern half of the city is industrial, and the dining scene is small, though Novi is eight minutes away. Michael Perna verifies school district and parcel-specific millage for every Wixom buyer before they write an offer.

How do I get a free home valuation in Wixom?

You can get free, no-obligation Wixom home values on any property by calling The Perna Team at 248-886-4450, emailing michaelperna@pernateam.com, or visiting PernaTeam.com. Michael Perna's team provides free valuations with no expectation that you list, because a homeowner with accurate information makes better decisions whether they sell this year or in five years.

What is the cost of living in Wixom MI?

Cost of living in Wixom runs near the national average and below Metro Detroit's premium suburbs, with housing as the primary driver. The Census reports median monthly owner costs of $1,994 with a mortgage and $748 without, median gross rent of $1,035, and median household income of $65,485. Michigan's flat 4.25% state income tax applies, and Wixom levies no city income tax.

Are there new construction homes in Wixom?

Yes. Robertson Homes has been building the multi-phase Tribute at Wixom Village community for years, including Liberty at Tribute townhomes (averaging about 1,541 square feet), Anthem at Tribute single-family homes (five plans from a 1,716 sq ft ranch to a 2,377 sq ft colonial), plus Encore and Legacy at Tribute. All sit within blocks of downtown Wixom. New construction is a genuine advantage Wixom holds over more built-out Oakland County communities.

What are the commute times from Wixom to Detroit?

The commute from Wixom to downtown Detroit runs about 40 minutes without traffic and 55 to 65 minutes at rush hour, covering roughly 30 miles via I-96. The Census reports Wixom's mean travel time to work at 25.4 minutes, reflecting that most residents commute to closer employment centers like Novi (8 minutes), Farmington Hills (16 minutes), or Southfield (25 minutes).

Is Wixom MI good for families?

Wixom works well for families who want strong school access, freeway convenience, and outdoor space, with Walled Lake Consolidated Schools rated A- on Niche and a nearly 300-acre nature preserve inside city limits. Be aware that Wixom skews toward smaller households, with 1.98 persons per household and 15.4% of residents under 18, so it is less family-dense than South Lyon or Novi. Neighborhoods like Norton Creek, Wildwood, and the Loon Lake corridor are where Wixom families concentrate.

How do I sell my home fast in Wixom?

To sell a home fast in Wixom, price it correctly from day one, prepare it properly, and market it with professional photography, video, and drone rather than phone photos. Pricing matters more in 2026 than it has in three years, because days on market stretched from 24 to 63 and the market no longer bails out an overpriced listing. The Perna Team averages 14 days on market with a 99.1% list-to-sale price ratio. Call Michael Perna at 248-886-4450 for a free, no-obligation valuation and listing strategy.

Ready When You Are

You've done the research.

You know the neighborhoods. You know which school district question to ask. You know what the 42.5% number means. You know what your budget actually gets you here.

Now it's time to take the next step. And you don't have to do it alone.

Here's what I want you to take away. Wixom isn't the flashiest city in Oakland County and it isn't trying to be. What it is, is a city that lost its biggest employer and rebuilt, that zoned itself smart in 1957 and is still collecting on that decision, and that gives you Novi's location for about $76,000 less.

Your move. Your budget. Your family. My job is just to make sure you have every advantage when you make it, whether you're moving to Wixom MI from across the country or across Twelve Mile.

And if you're not moving at all? Call anyway. Knowing your Wixom home values number is free, and it's yours whether you ever list or not.
