Why Your Social Media Matters More Than Your Website (And What to Actually Post)
Hey there—
Last week I got a text from one of our newer agents at 11pm on a Tuesday. She was freaking out (in a good way) because someone she went to high school with—hadn't talked to in 8 years—just DM'd her on Instagram asking for help selling her parents' house in Rochester.
$14,300 commission.
From a social media post.
The crazy part? It wasn't even her listing. It was a video we filmed for her talking about what "pending" actually means. 30 seconds. Posted it on a Thursday. Got the DM on Sunday.
And before you roll your eyes and think "Yeah but I hate posting on social media" or "I don't know what to say" or "Nobody engages with my posts anyway"—I get it. I really do.
But here's what I learned after 24 years and 8,000+ transactions in Metro Detroit: If your sphere doesn't see you consistently on social media, they forget you're in real estate.
Not your mom. She knows. I'm talking about your college roommate scrolling Instagram at 10pm when his wife says "We should probably sell the house and move closer to the new job."
If you posted 3 days ago? You're top of mind. He DMs you.
If your last post was 6 weeks ago? He Googles "realtor near me" and finds someone else.
Out of sight = out of mind = out of commission.
Let me show you how we fixed this.
The Brutal Truth Nobody Tells New Agents
You know what the stats say? 50% of real estate agents quit in their first year.
Not because they can't close deals. Not because they don't know the market. They quit because their phone doesn't ring and they have no idea how to fix it.
They spent $2,000+ on licensing, bought business cards, set up a website (that nobody visits), and then... crickets.
Meanwhile, their sphere—those 250+ people who already know, like, and trust them—keeps hiring OTHER agents because they literally forgot they're in real estate.
Here's what actually happens:
- Week 1 as a new agent: You're FIRED UP. You post 5 times about real estate. You share your first listing. You feel productive.
- Week 2: You realize only your mom and two other agents liked your posts. Engagement is dead. You spent 2 hours writing captions. You post 3 times.
- Week 3: You're busy with actual real estate work (showings, contracts, open houses). Social media falls to the bottom of the priority list. You post once.
- Week 4-Forever: Your last Instagram post is from 6 weeks ago. Your sphere forgets about you. You wonder why your phone isn't ringing.
Sound familiar?
It's not you. It's the system (or lack of one).
Here's What Actually Works (And It's Stupid Simple)
Post 3-4 times per week. That's it.
Not every day. Not once a month. 3-4 times.
Here's why this works:
Your sphere needs to see you 7-12 times before they remember you're in real estate and actually take action. At 3-4 posts per week, that's 12-16 exposures per month. You hit that sweet spot where you're constantly in their feed but you're not annoying them (or burning yourself out).
But here's the key: You can't just post listings and "CALL ME TO BUY A HOUSE" every time.
Your sphere doesn't follow you to see your listings. They follow you because they know YOU.
Here's the breakdown:
Posts 1-4: Education + Entertainment (NO sales pitch)
These are your relationship-building posts. Think:
- "3 things I wish every first-time buyer knew before house hunting"
- "Here's what 'pending' actually means (and why it matters to your offer)"
- Behind-the-scenes from showings or open houses
- Local Metro Detroit content (new restaurant in Birmingham, weekend activities, hidden gems)
- "This house has been on the market 47 days and here's why" (educate, don't bash)
Notice what's NOT in those posts? "CALL ME TO BUY A HOUSE."
You're giving value. You're showing up as a helpful neighbor, not a billboard.
Post 5 (once a week): The Call to Action
NOW you can ask for business. But make it soft:
"Thinking about buying or selling this year? Let's grab coffee and talk through your options—text me at 248-886-4450."
"Know anyone looking to move in Metro Detroit? I'd love to help them (and I bring donuts to showings)."
"If you or anyone you know needs real estate advice, I'm always a text away: 248-886-4450"
The Psychology Behind It
Gary Vaynerchuk calls it "Jab, Jab, Jab, Right Hook."
Give, give, give, ask.
People buy from people they KNOW, LIKE, and TRUST.
Posting 3-4x per week with education and entertainment = they get to know you.
Showing up consistently = they like seeing you (because you're not selling every post).
Providing value without asking for anything = they trust you when it's time to buy or sell.
It works.
"But Michael, I Don't Know What to Post or How to Create Content That Fast..."
Yeah. Most agents don't.
That's why 90% of agents post twice, get crickets, and give up.
Here's what they don't realize: You don't need more motivation. You need a SYSTEM.
There are two paths forward:
Option 1: Batch your content yourself
Block 3-4 hours once a month on your calendar. Treat it like a client appointment. Film 12-15 short videos in one session with your iPhone (seriously, your iPhone is fine). Save them all. Schedule them throughout the month with Meta Business Suite. Done.
Reality check: 85% of agents who try this fail within 90 days because something always comes up on filming day, they freeze on camera, and editing videos takes hours they don't have.
Option 2: Join a team that does it FOR you
This is what we built at The Perna Team (and why our agents dominate social media without spending their weekends creating content).
Here's how it works:
The Perna Team Done-For-You Content System
Once a month, we book a builder's model home here in Metro Detroit. We bring in 10-15 agents. We spend 4 hours shooting 12-15 pieces of content per agent:
- 10 short-form Reels (15-30 seconds each)
- 5 carousel posts (swipeable educational content)
We come up with the ideas. We know what's converting right now in the Metro Detroit market.
We provide scripts. You're never searching for words. We hand you a 30-second script and you just... say it.
We shoot it. Professional filming. Proper lighting. Good audio. Real locations.
We edit it in-house. Our full-time video editor (not some overseas freelancer who takes 3 weeks) edits everything with captions, transitions, music.
We write the captions. Because writing captions takes longer than filming videos (and we've got 200+ proven templates).
We research the hashtags. Specific to Michigan real estate. Updated monthly.
Then, every 3 days, you get an email: "Your content is ready!"
Click the link. Download the fully edited Reel or carousel. Open Instagram. Upload it. Paste the caption (edit if you want, or use as-is). Hit post.
Total time: 60 seconds.
No thinking required. No weekends spent filming. No paying $500-1500/month for a social media manager who gives you generic Canva templates.
Just: Download. Post. Get back to selling real estate.
What This Actually Looks Like in Real Life
Remember that agent I mentioned at the beginning? The one with the $14,300 commission from a high school friend?
She posted consistently for 90 days using our content. Educational stuff. Behind-the-scenes. Local Metro Detroit content. Once a week she'd do a soft CTA.
Her high school friend had been watching those posts for months. When her parents decided to downsize in Rochester, guess who she thought of?
Another agent on our team—Mark in Birmingham—HATED social media. Hated being on camera. Hated all of it.
But the system made it so stupid easy he couldn't justify NOT doing it.
Posted 3x per week for 6 months. Month 5, a former client DM'd him about moving to Bloomfield Hills. $16,200 commission. Month 6, his wife's friend commented on one of his posts about investment properties and bought a rental in Hazel Park. $8,400 commission.
He closed 29 transactions that year. 11 more than his previous best. 9 of those deals came directly from social media visibility.
His exact words to me: "I'm not a 'social media guy.' I never will be. But I can click a link, download a video, and post it in 60 seconds. That I can do."
The Real Problem Most Brokerages Won't Fix
You want to know why most brokerages don't provide this level of support?
Because it's expensive, time-consuming, and logistically complicated.
Most brokerages operate on a "you're an independent contractor, figure it out yourself" model. They'll give you a desk, access to the MLS, maybe some Canva templates (that look like every other agent's posts), and call it support.
Content creation? That's on you. Social media strategy? Buy a course. Sphere-of-influence systems? Good luck.
Why? Because providing real support costs money. You need a content studio. In-house editors. Someone to write scripts. A system to deliver content consistently. Training.
Most brokerages don't want to invest in that. They'd rather recruit 100 agents, hope 10 succeed, and replace the 90 who quit.
We do it differently.
At The Perna Team, we invest in our agents' success because when they succeed, we succeed. We built the in-house content studio.
Hired the editors. Developed the scripts. Created the delivery system.
It's expensive. It's complicated. But it works.
And it's why our agent retention rate is 92% (while the national average is 50% of agents quitting in year one).
Here's What You're Actually Getting
When you join The Perna Team, here's the support system you get (and this is ALL included—no additional monthly fees):

The Bottom Line:

And that's exactly why 50% of agents quit in year one.
Not on my watch.
Your Next Move (Let's Be Real)
You have three options right now:
Option 1: Do nothing.
Keep doing what you're doing. Post sporadically (or not at all). Wonder why your phone isn't ringing. Watch your sphere hire other agents because they forgot you're in real estate.
This is what 90% of agents do. Don't be them.
Option 2: Build your own content system.
Block time this month. Film 12 videos yourself. Edit them (or hire someone). Write captions. Research hashtags. Schedule posts. Stay consistent for 90 days. See if it generates leads.
This works if you're disciplined and have the time. Most agents don't.
Option 3: Join a team that does it FOR you.
Call me. Let's have a 30-minute conversation. See if The Perna Team is a fit. Get access to our done-for-you content system, sphere emails, scripts, training, and a community of 100+ agents who actually support each other.
This is the fastest path to consistent social media results without sacrificing your weekends or sanity.
I'm not going to pressure you. I don't do high-pressure sales pitches.
But I will tell you this: The cost of waiting is real.
Every week you wait is another week your sphere is seeing other agents instead of you. Every month you delay is potentially $10,000+ in lost commissions from leads that went to someone else simply because they were more visible.

I respond within 24 hours, 7 days a week.
Let's talk through your current social media situation, what's working, what's not, and whether our system would actually help you.
Worst case? You get 30 minutes of free strategy advice from someone who's closed 8,000+ transactions in 24 years.
Best case? You join our team, film your first content batch in December, start posting consistently in January, and generate your first social media lead by March. That's $8,000-15,000 in additional commission from content we created for you.

P.S. — One more thing: The content system is cool. The sphere emails are cool. But the REAL reason our agents succeed?
Community.
You're joining 100+ agents who actually help each other. Questions answered in our team chat within minutes. Referrals shared (not hoarded). Accountability partners. Deal troubleshooting. Celebration when you close.
That's what makes the difference. Systems are great. But systems + community? That's how you build a real estate business that lasts 20+ years, not just 6 months.
Onward,
Michael
