Southfield MI Homes for Sale (2026) — Your
Complete Guide to Southfield, Michigan Real Estate
Southfield is one of those Metro Detroit cities people underestimate until they actually do the math — and then they can't believe what their dollar buys here. This is the most complete, honest, and up-to date guide to Southfield homes for sale you'll find anywhere, written by someone who's been selling homes across Oakland County for more than two decades.
Written by Michael Perna — Founder & CEO, The Perna Team · Licensed Michigan REALTOR® (License #309650) · CRS, GRI, ABR, SRES, CLHMS, Historic Home Expert 24+ years selling Metro
Detroit real estate · 8,000+ closed transactions · 99.1% list-to-sale ratio · ~14-day average days on market · 110+ agents · in-house title & mortgage I've been writing offers and listing homes
across Oakland County — Southfield very much included — since 2002. The numbers and neighborhood notes below are the same ones I give my own clients. Last updated: June 2026 ·
Market figures reflect the most recent data available (sources: Redfin, Realcomp MLS, U.S. Census, City of Southfield — cited inline and in Appendix F).

Southfield, Michigan — Quick Facts

Keep that median price in mind as you read — sale prices land around $230,000 (with list prices near $229,000). That's roughly $100K under the Oakland County median. For an Oakland County address, that number changes everything. More on why in a minute.
Where Is Southfield, Michigan?
Southfield is a city in Oakland County, Michigan, located about 17 miles northwest of downtown Detroit. It's almost dead-center in the Metro Detroit map — which is the whole point of living here.
Here's how it sits geographically. To the north are the small Oakland County communities of Beverly Hills, Bingham Farms, and Franklin. To the east are Berkley, Huntington Woods, Oak Park, and Royal Oak Township. To the south, across 8 Mile Road, is the city of Detroit. To the west is Farmington Hills. And tucked entirely inside Southfield's borders is the tiny independent city of Lathrup Village — a little square of about 4,000 people surrounded on all sides by Southfield MI.
Four major routes carry you in and out. I-696 (the Reuther Freeway) runs east-west across the north end. M-10 — the Lodge Freeway, which becomes Northwestern Highway — cuts diagonally through the heart of the city. US-24 (Telegraph Road) runs north-south along the west side, and M-39 (the Southfield Freeway) handles the eastern edge. Four highways through one mid-sized city.
That's not normal.
From Southfield, you're about 25–30 minutes to downtown Detroit, 15–20 minutes to Troy, 12 minutes to downtown Birmingham, and 30–35 minutes to Detroit Metro Airport (DTW). Ann Arbor is roughly 40 minutes west. When people search for homes for sale in Southfield Michigan, location is almost always the first thing on their list — and it's the easiest box this city checks. Southfield sits in southeastern Oakland County, with all the school, tax, and county-service benefits that come with an Oakland County address.
Why Southfield?
There's a reason people who buy in Southfield tend to stay. I've watched it happen for 24 years — someone picks up a brick ranch here thinking it's a five-year stop, and a decade later they're still on the same block. Just with a finished basement and a deck out back now.
Southfield is the value play of Oakland County. That's the cleanest way I can put it. You get the county address, the central location, the big mid-century brick homes on quarter-acre lots, and — depending on exactly where you buy — access to one of the best school districts in the state. All for a median price around $230,000. That math doesn't exist in Birmingham or Bloomfield. It barely exists anywhere this close to Detroit.
This page exists because Southfield deserves a real guide, not a brochure. I'm Michael Perna. My team and I have closed more than 8,000 transactions across Metro Detroit, and Southfield has been part of that story the entire time — first homes, move-up homes, downsizes, inherited houses, investment duplexes, all of it. I wrote this so that whether you're three months from buying or three days, you walk in knowing more than most agents do.
We're going to cover everything. The neighborhoods and which one fits your life. The three — yes, three — school districts and why your exact address matters so much. The real market numbers. What you actually get at each price point. Commute times, taxes, parks, restaurants, history, and a straight answer to "is this a good place to live?"
Southfield doesn't need to be oversold. It needs to be explained.
Whether you're just starting to scroll through Southfield MI homes for sale or you're ready to write an offer this weekend — this page and my team are here for you.
Why People Move to Southfield
People don't move to Southfield for one reason. They move for a stack of them that add up to a quality of life that's hard to beat for the price. Here are the ones I hear most often from buyers.
1. The location is genuinely unbeatable.
I said it above and I'll say it again because it's the headline. Four highways, 25 minutes to downtown Detroit, 12 minutes to Birmingham, half an hour to the airport. If your job is in Troy, Auburn Hills, downtown, or the office corridors right here in town, your commute is short from almost any Southfield address.
2. You get real house for the money.
The typical Southfield home is a solid 1,800–2,200 square foot brick ranch, bungalow, Cape Cod, or Tudor on about a quarter acre — mostly built in the 1940s through the 1960s, when they built homes with plaster walls and full basements and actual yards. At a median around $230,000, buyers regularly tell me they got 30–40% more square footage here than they could
a few miles north.
3. The school options are better than the reputation suggests.
This is the big one, and it's misunderstood. More on it below — but the short version is that a meaningful slice of Southfield feeds into Birmingham Public Schools, one of Michigan's top districts. That single fact creates pockets of serious value.
4. It's an established, diverse, proud community.
Southfield is a majority-Black, middle-class city with deep roots and a strong sense of identity. Roughly 38% of adults here hold a bachelor's degree or higher — well above the state average — and the median age is about 42, which tells you a lot of people put down roots and stayed.
5. It's the business heart of the suburbs.
The Southfield Town Center — those iconic gold mirrored towers — anchors one of the largest office markets between Detroit and the suburbs. Lawrence Technological University is right here. That means jobs, restaurants, and amenities close to home.
Picture this: it's 7:50 on a Tuesday, you back out of your driveway off Lahser, and you're parked at your desk downtown by 8:20. No two-hour soul-crusher. That's the Southfield commute.
Or this: Saturday morning, you walk the trails at Carpenter Lake Nature Preserve with the dog, grab brunch, and you're home before the kids are awake. Big-city access, suburban pace.
Now, the honest part — because trust matters more than spin. Southfield is car-dependent; this isn't a walk-everywhere downtown like Royal Oak or Birmingham. Housing quality varies by area, with the east and north sides generally more in-demand than the southeast. And the schools are a "know your exact address" situation, not a blanket win. None of that is a dealbreaker. It's just the truth, and knowing it is how you buy smart.
Who thrives here? First-time buyers stretching their dollar. Families who want space and a short commute. Investors chasing rental yield. Empty-nesters trading a big house for a low-maintenance condo near the Town Center. Southfield works for a lot of people — which is exactly why homes for sale in Southfield MI move faster than folks expect.
Southfield vs. Nearby Communities
This is the question I get more than any other: "Should I buy in Southfield or [the next town over]?" Fair question. Here's an honest side-by-side.

Prices and rates are approximate 2026 figures and shift month to month. Always verify the exact taxes on a specific property — Michigan reassesses when a home sells, which I'll explain in the tax section.
A table can only say so much, so let me fill in the gaps. Royal Oak and Berkley give you that walkable, downtown-dinner-and-a-drink lifestyle — but you'll pay $80,000–$100,000 more for less square footage, and inventory is tight. Farmington Hills gives you more space and a strong, consistent school district, but it's bigger, more spread out, and you're trading some of Southfield's central location for it.
Then there's Oak Park, Southfield's neighbor to the east, which is the closest comparison on price. The difference comes down to feel and footprint: Southfield homes tend to sit on larger lots with more of that established, tree-lined character, and Southfield's slice of Birmingham Public Schools is a card Oak Park can't play.
Here's the thing — I'm not here to talk you out of any of these. The Perna Team sells in all of them, every week. My job isn't to push Southfield; it's to find the place that fits your life and your budget. Sometimes that's a bungalow off Evergreen. Sometimes it's a colonial in Berkley. When you're weighing homes for sale in Southfield Michigan against the neighbors, the right answer is the one that fits you — and I'll tell you straight when Southfield is or isn't it.
Southfield Neighborhoods & Subdivisions
Quick take: Southfield, MI is best understood as a collection of distinct residential pockets — Magnolia, Plum Hollow, Cranbrook Village, Roseland Woods, Pebble Creek, Bonnie Acres, Kenwyck Estates, Southfield West, the wooded streets west of Telegraph, and the 5000 Town Center highrises. Which pocket you choose sets your price, your feel, and — critically — your school district.
Southfield isn't a city of famous, gated, name-brand subdivisions. It's a city of pockets — established residential neighborhoods, each with its own feel, often defined by which mile road you're near, which golf course you back up to, and — critically — which school district you fall into. Knowing the pockets is the whole game here, and it's exactly where having a local guide pays off.

Let me walk you through the ones buyers ask about most.
Magnolia
In the heart of Southfield near Magnolia Park and Bedford Woods Park, this is a tree-lined mix of singlefamily homes and condos. Good for nature lovers and anyone who wants quiet streets with parks in walking distance. Price range roughly $180K–$280K. Best for first-time buyers and small families.
Plum Hollow
Up in the northwest, wrapped around the historic Plum Hollow Country Club. This is one of Southfield's more established, higher-end residential areas, with larger homes and bigger lots. Some of these addresses fall into stronger school zones — always worth checking. Price range roughly $280K–$500K+. Best for move-up buyers and golf families.
Cranbrook Village
A community-minded condo and townhome neighborhood with an active association and events through the year. Easy access to shopping and the office corridor. Great for empty-nesters, young professionals, and anyone who wants low-maintenance living. Price range roughly $130K–$240K.
Southfield Manor & Southfield Gardens
Classic established single-family neighborhoods full of ranches and split-levels, near parks like Southfield Municipal Park and Inglenook Park. Solid, family-friendly, and a strong value. Price range roughly $170K–$260K.
Evergreen Hills / Evergreen Estates
Walkable-ish streets, welcoming blocks, and a range of housing that fits a lot of budgets. A frequent landing spot for families. Price range roughly $190K–$300K.
West of Telegraph (Rouge River Corridor)
The Rouge River winds through the western side of Southfield, and the neighborhoods backing up to it have a more wooded, almost-rural feel you wouldn't expect this close to the highways. Larger lots, more privacy, often more home. Price range roughly $250K–$500K+.
Local tip: The wooded streets west of Telegraph are Southfield's best-kept secret — almost-rural privacy on big lots, minutes from four highways. Buyers from out of the area never expect it,
which is exactly why it's a value.
Town Center / City Centre High-Rises
For a completely different lifestyle, Southfield has residential high-rise condos near the Town Center — most famously the 5000 Town Center tower — with skyline views, secure buildings, concierge-style amenities, and walkable access to the office corridor. This is urban-style living in the suburbs. Price range roughly $120K–$400K+ depending on the building and floor.
Roseland Woods & Pebble Creek
Two established single-family pockets that trade quietly and hold their value. Roseland Woods leans toward solid mid-century homes on settled streets; Pebble Creek is a well-kept community that draws families and downsizers who want a neighborhood feel without a big-estate price tag. Price range roughly $200K–$340K.
Bonnie Acres & Kenwyck Estates
Smaller, character-filled subdivisions that long-time Southfield residents know by name. Larger lots show up here, and some addresses sit closer to the stronger northern school zones — worth confirming. Price range roughly $230K–$420K. Best for move-up buyers who want a specific street, not just a price point.
Southfield West
The western slice of the city — closer to Farmington Hills, more wooded in spots, and home to some of the larger lots away from the busiest corridors. A good hunting ground for buyers who want space and quiet but still want to be minutes from I-696 and the Lodge. Price range roughly $210K–$400K.
A note on the eastern and northern edges: generally speaking, the most in-demand Southfield pockets sit toward the east and north (where some addresses feed Birmingham schools), while the southeast tends to be the most affordable. Quality really does vary block to block here — which is why I never let a buyer judge "Southfield" as one thing. It isn't.
Here's a quick reference:

When you're scanning Southfield MI homes for sale, don't just filter by price — filter by pocket and by school district. That's how you find the deal everyone else scrolls right past. I help buyers do exactly that every week, and it's the difference between a fine purchase and a great one.
Southfield Homes by Price Range
The short version: In Southfield, MI, under $200K buys condos and entry-level homes; $200K– $350K is the sweet spot for an updated 3-bedroom brick ranch or Cape Cod; $350K–$500K gets
you the better pockets and stronger school zones; and $500K+ reaches the city's top homes and Birmingham-schools-zoned properties. The median sits around $230,000.
Most people start their search with a number in their head. So let's talk honestly about what that number buys in Southfield, MI.
Under $200K
This range absolutely exists here, which is rare for Oakland County. You'll find condos, townhomes, and entry-level single-family homes — often older ranches and bungalows that may need some updating, or move-in-ready condos near the Town Center. This is first-time-buyer and investor territory, and it's the engine of the local market.
$200K–$350K
The Southfield sweet spot. This is where most homes for sale in Southfield MI live. At this range you're getting a solid 3-bedroom brick ranch, bungalow, or Cape Cod with a full basement on a quarter-acre lot — frequently updated, frequently with a 2-car garage. A family earning around $80K–$90K can land comfortably here.
$350K–$500K
The upper-family tier. Larger homes, the better pockets (think Plum Hollow, west of Telegraph), bigger lots, and often the addresses that touch the stronger school zones. This is where Southfield starts competing directly with pricier neighbors — and winning on value.
$500K–$750K
Premium for Southfield. You're now in the city's top neighborhoods, larger and updated homes, sometimes Rouge-River-adjacent acreage or the most desirable Birmingham-schools-zoned properties. Inventory here is thinner, so when one comes up, it moves.
$750K–$1M
This range is uncommon in Southfield and tends to be the rare luxury home, a fully custom rebuild, or a unique property. It exists, but it's not the city's bread and butter.
$1M+
True million-dollar estates are scarce inside Southfield's borders. If that's your target, I'll be straight with you: you'll likely find more of what you want a few minutes north in Birmingham, Bingham Farms, or Bloomfield Hills — and as a Certified Luxury Home Marketing Specialist (CLHMS), I work those markets constantly. But I'll also tell you when a Southfield property at this level is the right buy. Sometimes a Town Center penthouse with a Detroit skyline view is exactly the move. (See our luxury homes page for those listings.)
If your price point points you elsewhere, I'll say so. Pointing buyers toward the right community — even when it's not this one — is how you build a 24-year career. When the search for homes for sale in Southfield Michigan lines up with your budget, though, you're in one of the smartest-value cities in the region.
Southfield Real Estate Market Overview (2026)
In one sentence: As of early 2026, the Southfield, MI housing market is a mild seller's market — median sale price ~$230,000 (up ~4.5% year-over-year), median list ~$229,000, about 29–35
days on market, ~3 months of supply, and homes selling near 98% of asking.
Updated June 2026. Here's where the Southfield market actually stands — no spin, with sources named so you can check my work.
First, the price question — and why you'll see different numbers on different sites. There are two medians that matter, and people constantly confuse them:
- Median sale price: ~$230,000 (Redfin, February 2026) — what homes are actually closing for, up about 4.5% year-over-year.
- Median list price: ~$229,000 (Movoto / Houzeo, early 2026) — what's currently for sale.
They're close right now, which tells you sellers are pricing realistically and the market's healthy. (You may also see Homes.com quoting a ~$245K median sale and Zillow an average value near $240K — different data sets and date ranges. The honest range is low-to-mid $230s.) Either way: roughly $100,000 under the Oakland County median. That's the whole story.
Homes are moving in about 29–35 days on average (Redfin's read is ~29; Movoto's is ~35). Inventory sits near three months of supply, which keeps Southfield in mild-seller's territory. In plain English: well-priced, well-prepped homes sell quickly and often near or above asking, while overpriced or rough condition homes sit. Price per square foot runs around $155 (Redfin, up ~9% year-over-year), and roughly 620 homes have sold in the city over the last 12 months.
Here's the snapshot:

Look at the bottom two rows — that's our own data, and it's the number I'd want if I were hiring an agent. The Perna Team averages a 99.1% list-to-sale price ratio and roughly a 14-day average days on market — well ahead of the broader Southfield pace of 29–35 days. That gap isn't luck. It's professional photography, drone, video, aggressive digital marketing, and pricing strategy backed by real local data. For a seller, that's the difference between leaving money on the table and capturing what your home is actually worth.
What about investment? Southfield is one of the better rental plays in Oakland County — entry prices are low, the renter pool is large (roughly half of local housing is renter-occupied, with average rents around $1,400), and the central location keeps demand steady. Investors regularly buy here for cash flow, and the long-term appreciation has been steady rather than explosive. If you're running the numbers on Southfield MI homes for sale as rentals, I can walk you through realistic rent comps before you ever make an offer.
Bottom line: this is a healthy, accessible market where the right strategy wins. It rewards buyers who move decisively and sellers who prep and price correctly.
Property Types & Architectural Styles
Southfield's housing stock tells the story of when it grew up — fast, in the post-war suburban boom. The result is a city full of well-built mid-century homes with real character.
The dominant styles are brick ranches, bungalows, Cape Cods, and Tudors, most built between the 1940s and the 1960s, typically around 1,800–2,200 square feet on quarter-acre lots. You'll also find split-levels, mid-century moderns (some genuinely cool ones), and colonials mixed throughout. These are homes with full basements, plaster or solid construction, and mature trees out front — the kind of bones you can't get in new construction.
Condos and townhomes are concentrated around the Southfield Town Center and City Centre area, plus communities like Cranbrook Village scattered throughout. This is where low-maintenance buyers and downsizers tend to land.
Historic and character homes — Southfield has pockets of homes with genuine history, including some original mid-century architecture and older estates west of Telegraph. This is one reason I pursued my Historic Home Expert designation. An older home with great bones can be the best buy on the block — but only if you understand what you're getting into with the systems, the updates, and the value. I make sure my buyers do.
New construction and redevelopment — Southfield isn't a teardown-and-rebuild boomtown, but there's real movement. The biggest story is the redevelopment of the former Northland Center — once one of America's first major regional malls — into a mixed-use district with new housing and retail. That kind of project reshapes a city's housing future, and it's worth watching.
Luxury — Luxury in Southfield looks different than in Birmingham. Here it's the larger custom homes in the top pockets, the Birmingham-schools-zoned properties, the wooded Rouge River acreage, and the skyline-view high-rise condos near the Town Center. My CLHMS designation means I know how to market and price these distinctive properties for what they're truly worth.
Vacant land and acreage are limited inside Southfield — it's a largely built-out city — but parcels do come up, especially in the western, more wooded sections. If land is your goal, I'll help you understand zoning before you buy.
Across all of it, the through-line is value. The range of homes for sale in Southfield Michigan — from a $130K condo to a $500K Rouge-side home to a skyline penthouse — means there's a property type here for nearly every buyer and budget.

Southfield Schools & School Districts
Quick answer: Southfield, MI is served by three school districts depending on the exact address — Southfield Public Schools (most of the city plus all of Lathrup Village), Birmingham
Public Schools (a northern slice, feeding top-rated Groves and Seaholm), and Oak Park Schools (the southeastern corner). Always confirm the district for a specific home before you offer.
Okay — this is the most important section on the page, and the one most generic guides get completely wrong. So read this one closely.
Southfield is served by three different school districts depending on where the home sits. That's not a typo. Your exact address determines which district your kids attend, and it can swing both school quality and home value dramatically. The three are:
- Southfield Public School District — serves most of the city plus all of Lathrup Village
- Birmingham Public Schools — serves a northern portion of Southfield
- Oak Park School District — serves a southeastern portion
That Birmingham Public Schools line is the headline. Birmingham is one of the highest-performing public districts in Michigan (Niche routinely grades it A+ and ranks it among the state's top 10), home to top-rated high schools Seaholm and Groves. A Southfield home zoned for Birmingham schools can carry meaningfully more value — and demand — than an otherwise identical home a few blocks over. You'll literally see Southfield listings advertise "Birmingham Schools" right in the headline, because agents know it moves the needle (it's also why some buyers compare these pockets directly against Birmingham homes for sale at two and three times the price). I cannot stress this enough: before you fall in love with a house, confirm its school district. I do this for every buyer, every time, because in Southfield it matters more than almost anywhere.
Which Southfield neighborhoods are in Birmingham schools?
The Birmingham Public Schools boundary covers a northern slice of Southfield — generally the pockets closest to the Beverly Hills / Bingham Farms line. The southeastern corner of the city feeds Oak Park Schools, and everything in between (the majority of Southfield, plus all of Lathrup Village) is Southfield Public Schools. Boundaries don't follow neat subdivision lines, and they can be adjusted — so the only reliable move is to confirm the district for the specific address before you write an offer. Send me any address and I'll pull it for you the same day.
Now, the Southfield Public School District itself. It's a Pre-K–12 district led by Superintendent Dr. Jennifer Martin-Green, serving around 4,500 students. A bit of recent history matters here: in 2016, Southfield High School and Southfield-Lathrup High School merged into a single campus, so the district's one comprehensive high school is now Southfield A&T (Arts & Technology), alongside the magnet University High School Academy. Here's the honest picture, with the bright spots called out:

I'll be straight: on the standardized GreatSchools-style ratings, several Southfield Public schools land on the lower end, averaging around 3–4 out of 10, and the district has lost enrollment over the past two decades. But there's a real investment story too — voters passed a $345 million bond in 2022 to modernize and right-size facilities, University High School Academy is genuinely strong, and A&T's career academies and athletics are points of pride. The district is doing real work.
Private and charter options are plentiful in and around Southfield, which gives families flexibility. Nearby private schools include Brother Rice (boys) and Marian (girls) in the Bloomfield Hills/Beverly Hills area, Detroit Country Day in Beverly Hills, and several faith-based and charter schools right in town like the Pollack Academic Center. For Jewish families, Hillel Day School and Akiva are close by in Farmington Hills.
Higher education is a Southfield strength: Lawrence Technological University (LTU) is right in the city, and Oakland University, Wayne State, and the University of Michigan-Dearborn are all within a reasonable drive.
So how do schools affect the market? Directly. The strongest pockets of demand for Southfield homes for sale almost always line up with the strongest school zones — especially that Birmingham-schools slice. If you've got kids (or resale value on your mind), the district isn't a footnote. It's the strategy.
Lifestyle, Recreation & Things to Do
For a city known for office towers, Southfield has a surprising amount of green space and things to do — you just have to know where to look.
Parks and nature are the quiet strength here. Carpenter Lake Nature Preserve is the standout — trails, a restored lake, and wildlife in the middle of the suburbs. Beech Woods, Magnolia Park, Bedford Woods Park, Southfield Municipal Park, and Inglenook Park give you playgrounds, ballfields, and open space. And the Rouge River corridor threads green through the west side of the city.
Golf is a Southfield calling card. Plum Hollow Country Club is a historic private club with real pedigree, and the city operates Evergreen Hills Golf Course for public play. For golfers, that's a short drive from your front door.
The Southfield Pavilion and Civic Center complex — anchored by the striking Southfield Public Library — hosts community programming, art, and events year-round. The library itself is one of the nicest modern public libraries in the area, and it's free.
Movies and entertainment are covered by Star Southfield (Phoenix Theatres) on the west side, and the Town Center area keeps restaurants and nightlife close.
Picture a Saturday in Southfield: morning trail walk at Carpenter Lake, nine holes at Evergreen Hills, lunch in the Town Center, and an evening movie — all within ten minutes of home.
Or a summer evening: the kids at a no-pay-to-play ballgame, you grilling on a quarter-acre backyard off Evergreen, and downtown Detroit's fireworks or a Tigers game just 25 minutes south whenever you want the big-city night.
That combination — green space and golf at home, big-city options a short drive away — is a real part of why homes for sale in Southfield MI appeal to families and empty-nesters alike.
Dining, Shopping & Local Businesses
Southfield's food scene runs deep on variety and value, and it's anchored by a few genuine institutions. (Quick note for anyone reading: always double-check hours and that a spot is still open before you make the drive — restaurants change.)
The most iconic name in town is Beans & Cornbread, the upscale soul food restaurant that's been a Southfield mainstay for decades — if you've never had their shrimp and grits or famous cornbread, fix that. Beyond that, the city is loaded with excellent global dining reflecting how diverse the community is, plus reliable favorites around the Town Center like Bahama Breeze.
Shopping is convenient and getting better. The Northland Center redevelopment is reshaping the old mall site into a mixed-use district, and you've got everyday retail and grocery throughout the city. For a bigger day out, the Somerset Collection in Troy — one of the top shopping destinations in the Midwest — is about 15 minutes away, and downtown Birmingham's boutiques are 12 minutes north.
Here's the lifestyle truth: some of Metro Detroit's best dining and shopping is a short hop from any Southfield address. Sunday brunch at Beans & Cornbread, a weekday lunch near the Town Center, then a Saturday afternoon at Somerset — all without a real commute.
Or this: it's a Friday, you want a great dinner and a walkable evening, so you drive 12 minutes to downtown Birmingham, park once, and have a dozen restaurants and bars in two blocks. Southfield's central location means you're never far from a good night out — and that accessibility is part of what makes Southfield Michigan such a practical place to plant roots.
Commute, Transportation & Location
Quick answer: From Southfield, MI, downtown Detroit is about 25 minutes (~17 miles via M-10), downtown Birmingham ~12 minutes, Troy ~15, and Detroit Metro Airport (DTW) ~30. Four
highways — I-696, M-10, US-24, and M-39 — serve the city, which is why its central location is one of the strongest reasons buyers choose it.
If commute is your top priority — and for a lot of buyers it is — Southfield might be the best-located city in the suburbs. I'm not exaggerating.
You've got four major routes serving the city: I-696 (east-west across the north), M-10 / the Lodge Freeway, which becomes Northwestern Highway (diagonal through the center), US-24 / Telegraph Road (north-south on the west side), and M-39 / the Southfield Freeway (eastern edge). Surface streets like Telegraph, Greenfield, Evergreen, Lahser, and the mile roads (8 through 13 Mile) form a clean grid on top of that.
Here's what your commute actually looks like:

That airport number is a quiet luxury. Thirty minutes to DTW means catching an early flight without staying at an airport hotel the night before — frequent travelers love it here.
Public transit runs through Southfield via SMART (Suburban Mobility Authority for Regional Transportation), with fixed bus routes along major corridors like Telegraph, Greenfield, and the mile
roads. It's a useful option, though Southfield is fundamentally a drive-everywhere city — the Walk Score sits around 40 and climbs higher near the Town Center.
For most buyers, the takeaway is simple: from a Southfield address, almost everywhere in Metro Detroit is a reasonable drive. That central position is a top reason people searching Southfield MI homes for sale end up buying here — and it's a feature that holds its value no matter what the market does. When you connect a short commute to a low purchase price, homes for sale in Southfield Michigan start looking very smart.
Safety & Community
Quick answer: Southfield, MI is a large, established residential city of about 77,000 where safety varies by neighborhood — the east and north sides are generally the most in-demand and settled. The city runs its own police and fire departments, and blocks with active neighborhood associations tend to hold their value best. As with any city this size, evaluate the specific street, not the citywide headline.
Let me give you the honest, data-informed take on safety, because you deserve that over a sales pitch.
Southfield is a large, diverse, mostly residential city of about 77,000 people, and like any city of that size, safety varies by neighborhood. The east and north sides are generally the most in-demand and tend to feel the most settled, while some southeastern areas are more of a mixed bag. The city has its own full police and fire departments — the Southfield Police Department runs around 150 sworn officers and staff — plus its own dispatch and emergency services.
What stands out to me after years here is the community fabric. This is a city of established neighborhoods with active homeowner and neighborhood associations — places like Cranbrook Village that organize events and look out for one another. People know their neighbors. That stability matters, and it shows up in property values: blocks with engaged residents and strong associations hold their value better, full stop.
My advice to every buyer is the same — don't judge "Southfield" as one thing. Visit the specific block at different times of day. I'll happily walk you through the data and my firsthand read on any pocket you're considering, because the right street makes all the difference when you're choosing among Southfield homes for sale. Buying smart in Southfield MI is about the block, not the headline.
Taxes, Cost of Living & Utilities
Bottom line up front: Your Southfield, MI property tax depends on your school district. Per the City of Southfield's 2025 rates, total homestead millage is about 57.6 mills (Southfield Schools),
52.4 mills (Birmingham), or 52.6 mills (Oak Park) per $1,000 of taxable value — and taxable value resets to ~50% of market value the year after you buy. File your Principal Residence Exemption to claim the lower homestead rate.
Money talk — the part I never let a buyer skip, because surprises at the closing table are the worst.
Property taxes — and how they actually work in Southfield. This is where most buyers get surprised, so let's do it properly. In Michigan, your tax bill is taxable value (about 50% of market
value) × the millage rate ÷ 1,000. The millage you pay depends on your school district — which, remember, varies by address in Southfield. Here are the authoritative 2025 total millage rates straight from the City of Southfield (fiscal year July 2025–June 2026), shown for a primary residence (homestead / Principal Residence Exemption) versus a non-homestead property:

Source: City of Southfield 2025 Tax Rates. (A small DDA-district millage of ~1.67 may also apply in limited commercial areas.) Two things jump out: homes zoned to Birmingham or Oak Park schools actually carry a lower homestead millage than the rest of Southfield, and the homestead exemption is a big deal — claiming your Principal Residence Exemption knocks off the first 18 school-operating mills (that's the whole gap you see between the homestead and non-homestead columns). If you're buying a primary home, file your PRE.
Want a sanity check in real dollars? On a $230,000 home with a ~$115,000 taxable value, Southfield Schools homestead millage works out to roughly $6,600/year, while a Birmingham-schools-zoned address runs closer to $6,000/year — and a non-homestead (rental/second home) bill is meaningfully higher. These are illustrations, not quotes; I run the exact number for your specific address and exemption status before you ever make an offer.
For a quick cross-check, here's how Southfield's effective rate compares to neighbors (directional estimates from Own well, a commercial source — not government):

A quick word on Southfield's zip codes, because they come up constantly when buyers compare taxes and schools. Southfield spans four primary residential zips — and which one a home sits in can change both the tax bill and the school district:

(48037 and 48086 are PO-box-only zips, not residential. ZIP boundaries do not map one-to-one onto school districts — always confirm the district by address.) This is exactly the kind of block-by-block detail that decides where you should actually be looking — and it's what I sort out for every buyer.
The uncapping trap — read this before you buy. Michigan caps how fast a home's taxable value can rise while you own it (thanks to Proposal A — the 2025 inflation cap was 3.1%). But the year after you buy, the taxable value "uncaps" and resets to about 50% of the market value. Translation: the taxes the current owner pays are almost never the taxes you'll pay. I've seen buyers stunned when their bill jumps 30–40% the year after closing. Walking every buyer through their real, post-sale tax number is standard practice for my team — no surprises, ever. (We even wrote a full breakdown: see our blog on Michigan property tax explained.)
Income tax and cost of living. Michigan has a flat state income tax around 4.25%. And here's where Southfield shines: its overall cost of living index sits around 90 — roughly 10% below the national average — and noticeably below the Metro Detroit average for housing. Your paycheck simply goes further here.
Utilities and providers. Electricity and natural gas come from DTE Energy. Water and sewer are handled by the City of Southfield. Budget realistically for Michigan winters — heating costs are real from December through March.
HOA fees mostly apply to the condo and townhome communities near the Town Center and places like Cranbrook Village, typically ranging from about $200 to $450+ per month depending on amenities. Single-family neighborhoods usually have low or no HOA dues.
One thing I always do: build buyers a real total-monthly-cost picture — mortgage, the uncapped taxes, insurance, utilities, and any HOA. When you see the all-in number on homes for sale in Southfield MI up front, you make a confident decision instead of an anxious one. That's the whole point.
Healthcare & Essential Services
Healthcare access is a genuine Southfield strength — there's a major hospital right in the city.
Ascension Providence Hospital's Southfield campus (on West 9 Mile Road) is a large, full-service hospital with emergency care, specialists, and surgical services. Around it sits a dense cluster of medical offices, urgent care centers, dental, vision, and specialist practices — a natural byproduct of being a regional business hub. For anything beyond that, Corewell Health Beaumont Royal Oak (one of the state's top hospitals) is about 15 minutes east, and Henry Ford and DMC facilities are within easy reach.
Everyday services are covered too. City Hall and the city's main offices sit on Evergreen Road, the Southfield Public Library is a standout, and you've got post offices, the Department of Public Works, and full municipal services across the city.
For families weighing homes for sale in Southfield Michigan, having a major hospital and a deep bench of medical care within minutes is a real, practical advantage — especially for retirees and anyone managing ongoing care.
History & Heritage
Southfield's story starts as farmland. The area was organized as Southfield Township in the 1830s — the name comes from its position as the "south field" of neighboring Bloomfield — and it stayed rural and small for over a century, dotted with one-room schoolhouses.
Everything changed after World War II. Like much of Metro Detroit, Southfield boomed as families poured into the suburbs, and the city officially incorporated in 1958. Then came its defining era: in the 1960s and '70s, Southfield transformed into a major office and business center, capped by the Southfield Town Center — the gold mirrored office towers that became an instant Metro Detroit landmark and still anchor the skyline today.
Two more pieces of history shaped the city. The original Northland Center, which opened in 1954, was one of the first large regional shopping malls in America — a genuine retail milestone — and its current redevelopment is writing Southfield's next chapter. And over the decades, Southfield grew into the proud, established, majority-Black middle-class community it is today, with deep roots and strong neighborhoods.
That history shows up in the real estate. The mid-century building boom is exactly why Southfield is full of well-built brick ranches and character homes — and why I value my Historic Home Expert background when helping buyers evaluate the older, story-rich properties scattered through Southfield MI.
Climate & Seasons
Southfield gets all four seasons, in full. Summers are warm and green, with July highs around 82°F and long evenings perfect for the backyard. Winters are genuinely cold — January lows dip into the teens and 20s — and the area picks up roughly 33–42 inches of snow a year, plus about 33 inches of rain across the seasons.
Yes, we get winter. But if you've never seen a Michigan fall, the colors alone are worth the move.
For real estate timing: spring and early summer are the busiest, most competitive season — more listings, more buyers, faster sales. Fall is an underrated time to buy with less competition, and winter, while quieter, often means motivated sellers and better deals on Southfield Michigan homes. The truth is the right home comes up year-round, and I help buyers pounce whenever it does.
Every Real Estate Scenario — Why Michael Perna Is the Right Call
No two moves are the same. A first-time buyer, a downsizing widow, a divorcing couple, and a cash investor are all solving completely different problems. Over 24 years and 8,000+ closed transactions, my team and I have handled every one of these in Southfield and across Metro Detroit. Here's how we help, grouped by what you're actually trying to do.
Buying Your First Home or Moving Up
If you're buying your first home, Southfield is one of the best places in Oakland County to do it — entry prices are real, and your dollar stretches. I'll help you understand every loan path (conventional, FHA, VA, USDA) and connect you with our in-house mortgage team so financing isn't a guessing game. Moving up? We'll sell your current place for top dollar and line up your next one so you're not stuck owning two homes or scrambling for a place to land. With our team's roughly 14-day average days on market, that timing actually works. The full range of Southfield homes for sale — starter condos to move-up brick colonials — is exactly what we navigate every day.
Selling at the Highest Price
This is where a team beats a solo agent, decisively. When you list with us, you get an in-house media team — professional photography, drone, video — plus aggressive social media, digital advertising, and full MLS syndication that puts your home in front of every serious buyer. That marketing engine is why we average a 99.1% list-to-sale price ratio. If your home expired with another agent or you tried selling it yourself (FSBO) and stalled, that's often a pricing or marketing problem we know how to fix. We've relaunched plenty of stuck listings and gotten them sold. Getting homes for sale in Southfield MI to the closing table at the right number is the whole job.
Luxury & Specialty Properties
Luxury in Southfield is its own animal — the top-pocket custom homes, Birmingham-schools-zoned properties, wooded Rouge River acreage, and skyline-view Town Center condos. As a Certified Luxury Home Marketing Specialist (CLHMS), I know how to price and market distinctive properties for what they're truly worth. For homes with history, my Historic Home Expert designation means I understand the systems, the value, and the quirks of older properties — so you buy with eyes open. We also handle land and vacant lots, and we keep a network of off-market and pocket listings that never hit the public sites. Some of the best Southfield MI homes for sale never get advertised at all.
Life Transitions
Life changes, and real estate has to keep up. For downsizing empty-nesters, I hold the SRES (Seniors Real Estate Specialist) designation — I help right-size into a low-maintenance condo without the process feeling overwhelming. Divorce sales call for neutrality, discretion, and clean communication with both parties and the attorneys; we do this with care. Inherited a property or handling a probate or estate sale? We guide families through the legal steps, the cleanout, the prep, and the sale — often during a hard time. And for military PCS moves or corporate relocations, we move fast and coordinate the whole thing. Whatever the transition, the right path through homes for sale in Southfield Michigan depends on your situation, and we tailor it.
Investment & Financial Strategy
Southfield is one of the stronger rental and investment markets in Oakland County — low entry prices, a deep renter pool, and steady demand. Whether you're buying your first rental, running a fix-and-flip, executing a 1031 exchange to defer taxes, eyeing a multi-family or duplex, or paying cash and want to move quickly, I'll give you honest rent comps and real return math before you commit — not rosy projections. Investors buy Southfield Michigan homes for cash flow because the numbers can genuinely work here.
Condos, Townhomes & Alternative Housing
Not everyone wants a yard to mow. Southfield's condo and townhome market — concentrated around the Town Center and communities like Cranbrook Village — is perfect for first-time buyers, busy professionals, and downsizers. I'll help you read the HOA documents, understand the fees and the reserve health, and avoid the buildings with problems. From a $120K starter condo to a skyline highrise, low-maintenance Southfield homes for sale are a category we know cold.
The common thread? You're the one with the goal. I'm the guide who's done it 8,000+ times and knows exactly where the potholes are.
What Clients Say
I could tell you we're the right team all day — but it means more coming from people who've actually been through a transaction with us.
The Perna Team has earned thousands of 5-star reviews across Google, Zillow, Realtor.com, and Facebook. Behind every one is a real family who needed to buy, sell, or both — and got it done.

Don't take my word for it — read the reviews and talk to people who've been through it. When you're choosing who to trust with the search for Southfield MI homes for sale, that track record is the thing that should matter most. (See more on our reviews page.)
The Perna Team Advantage
Here's the real difference between us and a solo agent: when you hire one agent, you get one person trying to do 47 jobs. When you hire The Perna Team, you get a team of specialists who each do one thing exceptionally well — with me quarterbacking the whole thing.
What that looks like in practice:
- 110+ agents covering every corner of Metro Detroit, including every pocket of Southfield
- Dedicated listing coordinators and closing coordinators so nothing falls through the crack between accepted offer and keys
- An in-house media team — professional photography, drone, and video on every listing, not a phone snapshot
- 15 virtual assistants and 8 inside sales agents (ISAs) so calls get answered and details get handled, fast
- Integrated title and mortgage — a true one-stop shop that saves you time, reduces the backand- forth, and keeps your closing on track
- A full marketing engine — social media, digital advertising, and MLS syndication that gets your home seen everywhere serious buyers look
That infrastructure is exactly why we hit a 99.1% list-to-sale ratio and a ~14-day average days on market. It's also why we can offer free, no-obligation home valuations and consultations — we're confident in the value we bring.
And the local knowledge is the multiplier. Knowing which Southfield blocks feed into Birmingham schools, which condo buildings have healthy reserves, which pockets are heating up — that's not in any database. It's earned. When you put a hyper-local team behind the search for homes for sale in Southfield MI, you don't just find a house. You buy the right one, at the right number, with no surprises.

Is Southfield Michigan a good place to live?
Yes — Southfield Michigan is a good place to live for buyers who value central location, affordability, and an established, diverse community. You get an Oakland County address, four major highways, a 25- minute drive to downtown Detroit, and big mid-century homes for a median around $230,000. The main trade-offs are car-dependence and school quality that varies by exact address.
What are the best neighborhoods in Southfield?
Some of the most in-demand Southfield neighborhoods include Plum Hollow, Magnolia, the wooded areas west of Telegraph along the Rouge River, Bonnie Acres, and the 5000 Town Center high-rise condos. Generally, the east and north sides see the strongest demand. The Perna Team helps buyers match the right pocket — and the right school district — to their needs.
Which Southfield neighborhoods are in Birmingham schools?
A northern portion of Southfield — generally the pockets closest to the Beverly Hills and Bingham Farms border — is zoned for Birmingham Public Schools (which feeds top-rated Groves and Seaholm high schools). The southeastern corner feeds Oak Park Schools, and the majority of the city, plus all of Lathrup Village, is Southfield Public Schools. Boundaries don't follow subdivision lines and can change, so always confirm the district for the exact address. Michael Perna does this for every buyer, usually the same day.
How are the schools in Southfield Michigan?
Southfield is served by three districts depending on address: Southfield Public Schools (most of the city), Birmingham Public Schools (a northern portion), and Oak Park Schools (a southeastern portion). The Birmingham Public Schools zone is a major value driver, as Birmingham is one of Michigan's top districts. Meet Your Southfield Expert — Michael Perna
I'm Michael Perna, founder and CEO of The Perna Team — and I've been selling Metro Detroit real estate, Southfield very much included, since I got my license at age 20. That's 24+ years and 8,000+ closed transactions across Oakland County and beyond.
Here's why that matters for your Southfield search: I don't learn this city from a data feed. I've walked the blocks west of Telegraph, sat at closing tables in 48076, sorted out which addresses feed Birmingham schools and which don't, and watched the Town Center high-rises trade through multiple market cycles. When I tell you Southfield is the value play of Oakland County, it's because I've run the comps in Birmingham and Bloomfield the same week.
A few things that set my team apart:
- Track record: a 99.1% list-to-sale price ratio and a ~14-day average days on market — well ahead of the Southfield market's 29–35 days.
- A real team, not a solo act: 110+ agents, dedicated listing and closing coordinators, an in-house media team (photography, drone, video), and inside sales support so nothing slips.
- One roof: integrated title and mortgage so your transaction doesn't get handed off and fumbled.
- Credentials: Certified Residential Specialist (CRS), Graduate REALTOR® Institute (GRI), Accredited Buyer's Representative (ABR), Seniors Real Estate Specialist (SRES), Certified Luxury Home
- Marketing Specialist (CLHMS), and Historic Home Expert. Licensed Michigan REALTOR®, License #309650.
My job isn't to talk you into Southfield. It's to tell you the truth about it — the value, the trade-offs, the school-district map — and then either help you buy here or point you to the community that actually fits. That's how you build a 24-year career, and it's how I'd want to be treated.
Ready to Make Your Move?
You've done the research. You know the neighborhoods, the three school districts, the real market numbers, the taxes, and the trade-offs. Now it's time to take the next step — and you don't have to do it alone.

Sources & Data Notes
I'd rather show my work than ask you to take my word for it. Here's where the numbers on this page come from, with the honest caveats:
- Market data (median sale/list price, days on market, price per sq ft, inventory, sale-to-list, homes sold): Redfin (median sale ~$230K, ~$155/sq ft, ~29 DOM, as of February 2026), Movoto and Houzeo (median list ~$229K, ~35 DOM, ~3 months supply, ~97.9% sale-to-list), and Homes.com (~620 sold in the trailing 12 months). Figures differ by source because they measure different things — list vs. sale price, citywide vs. ZIP, a single month vs. a trailing year — so treat them as a range and confirm any specific home with live comps.
- Demographics: U.S. Census Bureau (2020 Census population 76,618) and American Community Survey / Data USA (median household income ~$65.8K–$68.2K; land area 26.28 sq mi).
- Property taxes: The 2025 millage-by-school-district figures are from the City of Southfield's official 2025 tax rates (fiscal year July 2025–June 2026) and are authoritative. The effective-rate and median-bill estimates are directional figures from Own well, a commercial source — not government — and ZIP codes do not map one-to-one onto school districts.
