This is where you run ads offering something FREE in exchange for contact information.

These aren't people ready to buy/sell TODAY. But they might be in 30-90 days. They raised their hand and said, "I'm interested in real estate information."

Conversion Rate: 3-5% (better than Zillow because they opted IN)
ROI: 1,983% to 3,650%

6. Realtor.com Leads
Similar to Zillow but typically cheaper and slightly better quality.
Cost: $200-$600/month
Quality: Slightly better than Zillow
Expected ROI: 1-3% conversion (similar to Zillow)
Same advice applies: Don't start here. Test it AFTER you've mastered Tier 1 and you have the bandwidth to work more leads.
TIER 3: LOWER ROI - Only Do This If You're Crushing Tiers 1 & 2 ($1,000-$3,000/Month)
7. Direct Mail Campaigns (To Cold Lists)
This is different from mailing to YOUR database (which is Tier 1 - high ROI).
This is mailing to COLD lists - people who don't know you:
- Just Sold postcards to neighbors
- Expired listing postcards
- FSBO (For Sale By Owner) postcards
- "Thinking about selling?" postcards to high-equity homeowners
Cost: $500-$2,000/month
Quality: LOW (most throw it away)

This CAN work. But it requires VOLUME and CONSISTENCY. You can't mail once and expect results. You need to hit the same neighborhoods 6-12 times over a year to build recognition.
Most agents don't have the patience or budget for that.
8. Google Ads (Pay-Per-Click)
This is where you pay Google to show up at the top when someone searches "real estate agent Birmingham" or "homes for sale Rochester Hills."
Cost: $500-$2,000/month
Quality: MEDIUM-HIGH (active searchers)
Conversion Rate: 5-10% (higher than Zillow because intent is higher)

Is it worth it? If you have a killer website, a solid follow-up system, and you're ready to compete with big brokerages also running Google Ads? Yes. If you don't have those things? Save your money.
TIER 4: DON'T WASTE YOUR MONEY (Seriously, Just Don't)
9. Buying "Exclusive" Leads from Lead Vendors
There are a million companies selling "exclusive buyer/seller leads": OpCity, Market Leader, BoldLeads, HomeLight, Offrs, and 50 others.
They all promise: "High-quality, exclusive leads delivered to your inbox!"
The reality? 90% are GARBAGE. Recycled, low-quality, fake, or sold to 5 other agents despite being "exclusive."
My advice: Stay away unless you have a personal referral from someone who's actually made money with that vendor. Even then, test SMALL ($200-$300 for one month) before committing to a long-term contract.
10. Buying Email Lists
DO NOT do this. Ever.
Buying cold email lists is:
Ineffective (open rates under 1%)
Illegal (CAN-SPAM Act violations)
Damaging to your sender reputation (your emails go to spam)
Just don't.
11. Bench Ads, Bus Ads, Billboard Ads
Unless you're a luxury agent with a $50k+ annual marketing budget, skip these.
