Read that table twice. There are only 105 active listings in all of Novi, and 83 homes are already pending. That means 44% of everything technically "on the market" is already spoken for. At June's sales pace, 105 actives works out to 1.3 months of supply. Even at the calmer 12-month pace, it is 3.4 months. A balanced market is six. Novi is nowhere close.
It gets tighter at the entry level: only 34 active listings in the entire city are priced under $400,000. If you are shopping under half a million in Novi, that is why every Saturday feels like a footrace.

Rates thawed, then stalled
Per Freddie Mac's weekly Primary Mortgage Market Survey, the 30-year fixed sat at 6.43% as of July 2, 2026, down from the 7% plus days but stuck after the Federal Reserve held steady on June 17. The partial thaw pulled buyers off the sidelines while the lock-in effect kept owners with 3% and 4% pandemic-era mortgages from listing. More buyers plus reluctant sellers equals 8-day sales and 105 actives.
The Midwest is the hottest region in America
While Sun Belt markets in Florida and Texas cool under bloated inventory, the Midwest leads the country in price growth and market speed. Metro Detroit sits squarely in that story, and Novi sits at the top of Metro Detroit.
Novi trades at a huge premium, and earns it
Realcomp's regional data puts Oakland County's median around $382,000 and Michigan's statewide median near $294,000. Novi's $590,000 median runs roughly 54% above its own county, one of the wealthiest counties in the Midwest.

New construction cannot bail buyers out
Only 23 of the past year's sales, about 6.2%, were built in 2025 or newer, at a $524,990 median. Just 12 new construction listings are active now at $574,990. Novi is largely built out.

I will not sugarcoat it. This is a hard market to buy in, especially under $500,000. But the data hands you a playbook.
1. Move at market speed. With 48.1% of homes gone in a week, "let's sleep on it" is how you lose the house. Walk in fully underwritten, not just pre-qualified.
2. Hunt the cliff. Any listing past 14 days is one the market passed on, usually over price. That is where inspection negotiations, concessions, and rate buydowns come back to life.
3. Use the condo door. 16 of June's 25 condo sales closed at $300,000 or less, and condos still sold in a median of 9 days. With 51 active condos at a $369,900 median list price, this is the last affordable entrance into the number one school district in Michigan. Median sale price. The middle number. Half of Novi homes sold for more, half for less. Better than average, because one $3.85 million sale drags an average around and does not move a median much.
Days on market (DOM). Days from the listing going active to an accepted offer. Not to closing.
Months of supply. Active listings divided by the monthly sales pace. It answers: if nothing new listed, how long until Novi runs out of homes? Under 3 months is a seller's market. Around 6 is balanced. Over 6 favors buyers. Novi is at 1.3.
Price per square foot. The cleanest appreciation signal, because it strips out the size of what sold. When median price jumps but price per square foot barely moves, you are looking at a mix shift, not appreciation.
