Canton Opens a New Phase
Drive any subdivision in Canton and you can see exactly where one phase stopped and the next one started. The rooflines change. The lot widths change. Sometimes the street name changes and the house numbers just keep counting.
That is not an accident. Canton never had a downtown to grow out from. The Michigan Territorial Legislature cut the township out of the bottom of Plymouth Township in March 1834, and it spent the next hundred and seventy years filling in. Cherry Hill Village, out at Cherry Hill and Ridge, is the closest thing to a center the place ever built, and the township built that one on purpose, after the subdivisions were already here.
Heritage Park is the big one, the Village Theater sits out at Cherry Hill, and the IKEA is still the only one in Michigan. But there is no old main street anchoring any of it.
Canton got built in phases, section by section, builder by builder, and it is STILL doing it.
In September a builder opened a new one. Twelve condos on Southbridge Drive, all built in 2026, all listed the same week, asking $304,900 to $389,900 for 1,212 to 1,837 square feet. In a township that closes about 27 condos a month, that is nearly half a month of condo supply dropped onto one street in seven days.
And here is the part I'd actually pay attention to. The last phase from that same numbered run is still sitting. The unit numbers march straight through, 559 to 582, across Bridge Way, Cornerstone Drive and now Southbridge Drive. Units 559, 560, 563, 566 and 568 are all 2025 builds and they have been on the board between 269 and 449 days.
So the builder is selling phase two while phase one is still on the shelf.
That is the Canton housing market in September 2026 in one picture. More supply arriving, the older supply not clearing, and a resale market that had to share the month with all of it.

September 2026 by the Numbers
Quick answer: Canton closed 80 homes in September 2026 at a $378,000 median, 24 days on market and 97.77% of original asking price. August finished at 102 closings and a $392,500 median once the late sales posted.
I read every single Canton closing that posted for September. All 80 of them, line by line, out of the Realcomp export. Then I pulled last month back up and re-ran it, because closings post late and August's real number was never the number we published.
Here is the month against August's FINAL figures.

Market data for Canton Township: Realcomp MLS, Canton Charter Township, pulled October 5, 2026.
A housekeeping note, because this matters for every comparison above. We published August at 100 closings. Two more August sales posted to the MLS after that report went up, so August's final count is 102 and its final median is $392,500 on the bigger sample. Every September comparison on this page runs off the FINAL August numbers, not the published ones. September's 80 will do the same thing. It will tick up over the next few weeks as late closings land, and next month's report will true it up and say so.

What this report covers
This report covers Canton Charter Township, all 36.14 square miles of it, ZIP codes 48187 north of Cherry Hill Road and 48188 to the south. There is no City of Canton in Michigan, so unlike Plymouth or Northville there is no city-versus-township split to untangle here. Every row in both exports came back tagged to Canton Township and zero rows were dropped for scope.
Canton sits in western Wayne County, about 23 miles west of downtown Detroit and about 15 miles east of Ann Arbor. Plymouth Township is north, Westland and Wayne are east, Van Buren Township is south and Superior Township is west. Ford Road, which is M-153, runs across the top of the township. Michigan Avenue and I-275 handle the southeast corner. Canton Center Road and Beck Road carry most of the north-south traffic, and those two roads matter to this report, because the price gradient in the data runs east to west along exactly that axis.

One thing Canton buyers get wrong constantly. Canton is not one school district. Plymouth-Canton Community Schools covers most of the township, Wayne-Westland serves part of the southeast and Van Buren serves part of the southwest. And inside P-CCS, the Plymouth-Canton Educational Park assigns students to Canton, Plymouth or Salem high school at random. You cannot buy a specific high school in Canton. Verify the district and the campus for any address before you write an offer, because the city line and the district line are not the same line.

The Median Fell. The Houses Didn't.
Quick answer: Canton's median sale price dropped 3.69% in September, and almost none of that was price. Condos went from 23.5% of closings in August to 47.5% in September, the highest attached share in the twelve-month file, and a market that sells half condos posts a lower median than a market that sells three quarters houses.
Here is the test. Take September's 80 sales, re-weight them to August's house-and-condo mix, and walk the cumulative weight to the true weighted median. That number comes back $399,900.
Not $378,000. Not $392,500 either. SEVEN THOUSAND four hundred dollars ABOVE August.
The median house tells the same story standing still. August median house: $428,500. September median house: $428,000. Five hundred dollars apart after a month in which the headline number dropped $14,500.
So the price panic is a composition story. Fine. But I'm not going to stop there, because the honest read this month runs in two directions at once and the second direction is real.
Speed got worse. Genuinely worse.
Median days on market went from 10 to 24, the slowest month on the board since January. The share of sales taking 30 days or more went from 25.49% to 42.50%. Houses alone went from 9 days to 13.5, and 16 of September's 42 house sales took a month or more, against 14 of 78 in August.
Leverage moved with it. Only 35.00% of September sellers got their original asking price or better, the LOWEST share in the twelve-month file, under January's 36.36% and under last October's 36.84%. The median sale came in at 97.77% of original list, the second lowest reading of the year behind January's 97.73%.
And the per-foot number backs it up on the house side, where mix cannot hide. Median house price per square foot fell from $237.15 to $222.66, down 6.11%. Five of the seven construction decades that sold houses in both months came in lower per foot than they did in August. The two that did not were a single 1960s house and four 2020s builds.
Put plainly: Canton's prices held and Canton's pace did not.
But even that slowdown was not spread evenly, and this is the part I would actually act on.
Canton's 1970s houses are the biggest block of stock in the township. In September they closed 16 sales at a $352,500 median, in NINE days, at 100.01% of original asking price. The 1990s houses closed nine sales at a $530,000 median, in 29 days, at 96.36%.
Same month. Same township. The core of Canton did not slow down at all.
What slowed was the bigger, newer, pricier end of the detached market. The thinner decade rows say the same thing in a quieter voice: four 1980s sales at a 70-day median and 93.62% of ask, four 2000s sales at 28.5 days and 97.86%. Small samples, same direction.
One more number that makes the point better than any of the percentages. September's sales that went under contract in a week or less closed at 100.00% of original ask. The ones that took 30 days or more closed at 93.93%. That is a 6.07 point spread, and on a $378,000 median it is $22,945 of real money, decided almost entirely in the first week.

Houses and Condos in Canton
Quick answer: Canton houses sold at a $428,000 median in 13.5 days in September. Condos sold at $332,500 in 28 days, and the two sides of this market are now running on completely different clocks.
| Houses | Condos | |
|---|---|---|
| September closings | 42 | 38 |
| Median sale price | $428,000 | $332,500 |
| Median price per square foot | $222.66 | $195.08 |
| Median days on market | 13.5 | 28 |
| Sale-to-original-list | 98.74% | 96.79% |
| Median square feet | 1,849 | 1,620 |
| Active listings | 111 | 94 |
| Months of supply | 1.96 | 3.43 |
The condo column did something interesting in September that nobody is going to read in a headline. The condo median jumped 23.15% month over month, from $270,000 to $332,500, which is the second highest condo median in the twelve-month file behind June's $341,750. Condo price per square foot went up 10.82%. Attached housing in Canton did not get cheaper in September. More of it sold, and the stuff that sold was nicer.
Five of those condo closings were brand new construction, and four of them were builder product on Lewiston Road and Kent Court between $515,000 and $656,685. Pull those five out and the resale condo median is still $325,000, up from $265,000 in August.
The supply gap is where the two sides really separate. Houses are at 1.96 months. Condos are at 3.43 months. That is 1.47 months of daylight between them, and 22 of the 94 condos on the board right now are 2025 or 2026 builds. Strip the new construction out and condo supply drops to 2.63 months, which tells you most of the attached overhang is builder inventory, not resale owners who cannot sell.
Eleven of the 26 new-construction listings on the board have been sitting 90 days or longer. FIVE of them are past 300.

Months of Supply by Price Bracket
Quick answer: four of Canton's five price brackets loosened in September and only the top one tightened, which is the opposite of what almost everybody expects a slow month to look like.
| Price bracket | Sold last 12 months | Active now | Months of supply | Last month |
|---|---|---|---|---|
| Under $300K | 181 | 50 | 3.31 | 3.07 |
| $300K to $400K | 318 | 52 | 1.96 | 1.22 |
| $400K to $500K | 207 | 37 | 2.14 | 1.62 |
| $500K to $700K | 224 | 51 | 2.73 | 2.36 |
| $700K and up | 80 | 15 | 2.25 | 2.78 |
Go back to the phases for a second. Every one of these brackets is a different phase of Canton's build-out, and in September they moved in different directions.
The $300K to $400K bracket is Canton's engine. It is 318 of the last 1,010 sales, nearly a third of the whole township. It went from 1.22 months to 1.96 in thirty days, which is still tight by any normal standard and is also a 60% jump in available choice for the buyer who shops there.
That jump needs one asterisk, and it is the whole story of this month. SIXTEEN of the 52 listings in that bracket are 2025 or 2026 builds, most of them the Southbridge release. Pull the new construction out and the bracket sits at 1.36 months, not 1.96.
Pull it all the way down to houses only and it is 0.94 months. Sixteen detached listings against 205 detached sales in that band over the year.
So if you own a $300,000 to $400,000 house in Canton, the inventory headline is not about you. You have almost no competition. Call or text me at (248) 886-4450 and I will show you the sixteen listings you would actually be competing with.
The bottom bracket keeps behaving like a different market. Under $300K is 3.31 months of supply, a 97.42% sale-to-original-list ratio and a 26-day median over the trailing year. It is 50 of the 205 homes on the board and it produced 18 of 80 closings. That bracket is where Canton's oldest attached stock lives, plus a handful of manufactured units, and it has been the soft spot on this page every single month I have written it.
Then the top. The $700K and up bracket is the ONLY one that tightened, 2.78 months down to 2.25, and over the trailing twelve months it is also the fastest segment in the township: a 7-day median and a 100.04% sale-to-original-list ratio. Fifteen homes on the board, 80 sales in a year.
September proved it live. The township record for the whole twelve-month file closed September 29: 50770 Breckenridge Drive, a 2021 build at 4,689 square feet, $1,460,000 in FOUR days at 106.18% of original ask. Twelve days earlier, 50443 Silverton Drive went for $993,000 in two days. Canton's high end did not slow down with the rest of it.

What Canton Was Built In, and What It Sells For
Quick answer: Canton's 2010s houses carry the highest price per square foot in the township at $240.84. The 1970s houses, more than a third of every sale out here, still move faster than anything else.
Houses only, all 681 of them from the trailing twelve months.
| Built | Sales | Median price | Price per sq ft | Median sq ft | Median days |
|---|---|---|---|---|---|
| Pre-1960 | 20 | $330,000 | $202.05 | 1,595 | 38 |
| 1960s | 19 | $315,000 | $227.27 | 1,284 | 10 |
| 1970s | 250 | $385,000 | $218.94 | 1,752 | 8.5 |
| 1980s | 50 | $372,000 | $238.69 | 1,572 | 13 |
| 1990s | 155 | $535,000 | $217.75 | 2,479 | 10 |
| 2000s | 85 | $635,000 | $225.76 | 2,916 | 8 |
| 2010s | 66 | $655,000 | $240.84 | 2,724 | 16 |
| 2020s | 36 | $596,750 | $229.95 | 2,691 | 21 |
Three things in that table worth saying out loud.
The 1970s row is the township. Two hundred fifty sales, 36.7% of every house that changed hands in Canton in a year, and it goes under contract in 8.5 days. That is the Canton most people actually live in.
The 2010s row tops the per-foot column at $240.84 on 66 sales, with the 1980s right behind at $238.69 on 50. Below those two, the thin rows get noisy, so I am not going to pretend a six-sale 1950s cohort tells you anything.
And the 2020s row is not one thing, it is two. Seven of those 36 sales were builders closing 2025 and 2026 product at a 0-day median, because the contract was signed long before the house existed. The other 29 are people reselling houses built between 2020 and 2024, and those took a 44-day median. Five-year-old Canton houses are the SLOWEST resale cohort in the township. Nobody expects that, and it is right there in the file.
Does a renovation pay in Canton?
Not really, and I have said so every month I have run this page. Pre-1990 Canton houses with a Year Remodeled on file sold at $227.27 per square foot against $223.11 for the ones without, a 1.86% gap. On the 1,668 square foot median for that group that is about $6,939 in extra value, and the renovated ones actually took LONGER, an 11-day median against 9.
Two honest caveats. Year Remodeled is filled in on only 186 of 1,010 rows, so the sample is 77 renovated against 262 not. And the MLS flag does not know the difference between a new roof and a gut kitchen.
What that means in practice: in Canton, price and condition beat renovation receipts. If you are about to spend $40,000 to chase a number, call me at (248) 886-4450 first and I'll tell you which $6,000 of it this market actually pays for.
Canton Streets and Corridors
Quick answer: Fourteen Canton street segments produced six or more sales in the last twelve months. The spread from the top of that list to the bottom is $396,565, on one township map.
| Street | Sales | Median price | Price per sq ft | Median days | Median year built |
|---|---|---|---|---|---|
| Lewiston Road | 11 | $566,565 | $256.67 | 15 | 2025 |
| Kent Court | 8 | $555,365 | $249.74 | 31.5 | 2025 |
| Saltz Road & Court | 9 | $392,000 | $242.71 | 5 | 1984 |
| Hanford Road | 8 | $387,500 | $237.30 | 11 | 1973 |
| Westminister Way | 6 | $381,015 | $231.80 | 13.5 | 1976 |
| Edington Circle | 7 | $328,000 | $233.12 | 23 | 1993 |
| Bridge Way | 6 | $309,900 | $217.38 | 135 | 2025 |
| Saratoga Circle | 6 | $292,750 | $189.56 | 25 | 1992.5 |
| Constitution Street condos | 6 | $250,000 | $184.11 | 38 | 2002 |
| Bedford Drive | 6 | $204,750 | $168.03 | 34.5 | 1972 |
| Lilley Pointe Drive | 7 | $195,000 | $183.61 | 16 | 1993 |
| Southwind Drive | 7 | $189,000 | $194.10 | 11 | 1981 |
| Vine Way | 10 | $182,450 | $175.94 | 25.5 | 1987 |
| Harvard Lane | 6 | $170,000 | $155.00 | 38 | 1972 |
A few streets had to be split before they belonged in that table, and I would rather show you the work than show you a tidier number.
Elmhurst Street looks like a 1-day street. It is not. Four resales built 1978 to 2022 went in a 6.5-day median at $391,000, and five separate 2025 builder closings posted at 0 days because those contracts were signed before the houses existed. Blending them produces a fake. Saratoga Road and Saratoga Circle are two different communities twenty years apart, so only the Circle has six sales. Constitution Street carries both $209,000 condos and $670,000 houses, so the condos stand alone. And Geddes Road is a five-mile arterial that sold everything from a $28,000 manufactured unit to a $700,000 house on acreage, which is not a street median, it is a cross section.
Read the year-built column and the list stops being a list and starts being a map. The top two are 2025 builder condo streets on the west side. The bottom six are 1970s through early 1990s attached communities closer to the east. Canton's east-to-west gradient is the most consistent finding on this page and it held again in September: houses numbered in the 38000s and low 40000s median $315,000, the 42000s to 45000s median $375,000, the 45000s to 48000s median $468,000, and the 48000s to 52000s median $612,500. Nearly double, end to end, across one township.
Bridge Way is the cautionary line. Six sales, a $309,900 median and a 135-day median on the market, every one of them a 2025 builder condo. That is the phase-one inventory I opened with, and it is the clearest proof in the file that new does not automatically mean fast in Canton.
Who Bought Twice: Canton Repeat Sales
Quick answer: Eight Canton addresses closed twice in the last twelve months, and every one of them resold at identical above-grade square footage. Gross gains ran from $5,000 to $95,000, and nobody added a single square foot.
Eight Canton addresses closed more than once in the last twelve months, and the pattern is the same one I keep finding in this township.
Every single one of them resold at IDENTICAL above-grade square footage. Nobody added space. 1891 Vine Way went $166,000 in November to $214,000 in February, 98 days, 992 square feet both times. 1921 Vine Way did $171,000 to $227,000 over 88 days at the same 992 feet. 8364 Holly went $235,000 to $330,000 over 217 days at 985 feet. 44150 Duchess ran $357,500 to $450,000 over 183 days at 1,524 feet.
And the one that did not work: 7339 Parkway Court bought at $375,000 in December and closed again September 29 at $380,000. Same 1,523 square feet, 288 days of holding, $5,000 gross.
Those are GROSS numbers. Purchase costs, the renovation itself, carrying cost and commission are all invisible in the MLS, so a $56,000 gross spread is not $56,000 in anybody's pocket.
Six more addresses that sold in the last twelve months are back on the board right now, including 2053 Brookfield Street, bought at $320,000 in June and now asking $375,900 after 63 days, and 44150 S Umberland Circle, bought at $282,000 in June and now under contract at $384,900.

What This Means If You're Selling in Canton
Quick answer: Canton still pays full original asking price for homes that go under contract in the first week, and it took 6.07 points off sellers who needed a month. Your price on day one is the whole negotiation.
Look at what the speed bands did in September. Under contract in 7 days or less: 100.00% of original ask. Eight to 29 days: 98.33%. Thirty days or more: 93.93%. The slow group did not just wait longer, it paid for waiting, and on a $378,000 Canton median that gap is $22,945.
Now put that next to the board. Seventy-five of the 205 homes for sale in Canton MI, 36.59%, have already cut their price, and the median cut is $15,100. Three have raised. Almost one in five has been sitting 90 days or more.
So here is the strategy for October, and it has not changed because the market got slower, it got MORE important because the market got slower.
Decide your number before you list, not at 9pm on day 40. The Canton seller who prices at the market on day one and holds is getting original ask. The Canton seller who prices on hope, waits three weeks, cuts $15,000 and waits again is the one closing at 93.93%. Same house. Same street. Different first week.
And know which Canton you are selling in. If you own a 1970s house in the $300K to $400K band, you are in the tightest bracket in the township at 1.96 months and an 8.5-day decade median. If you own a sub-$300K condo, you are in a 3.31-month bracket competing with 50 other listings and a builder across town who just released twelve more units. Those are not the same listing strategy and they should not get the same price.
Call or text me at (248) 886-4450 for a free home value review on your Canton address. Not an automated estimate off a website. I will pull your actual comparable sales, show you where your floor plan landed in September, and tell you what your first week is realistically worth.
Why Canton sellers call me
The Perna Team has closed more than 8,000 transactions across Metro Detroit and runs a 99.1% list-to-sale price ratio, which is the number that matters in a month like this one. We have 3,159 online reviews. And I read every Canton closing every single month to build this page, which means when I tell you what your street did in September, I am reading it, not guessing it.

What This Means If You're Buying in Canton
Quick answer: September handed Canton buyers the most leverage they have had all year, with 205 listings, 35.00% of sellers getting their ask and 42.50% of sales taking a month or more.
Three places where that leverage is actually sitting.
The aged listings. Thirty-nine Canton homes have been on the board 90 days or longer and 75 have already cut once. A seller 90 days in with one cut behind them is a seller doing math. That is your conversation.
The builder inventory. Eleven of the 26 new-construction listings in Canton are past 90 days and five are past 300. Builders carry those units on a balance sheet, and standing inventory at year end is a different negotiation than a spec that just broke ground. The 2025 units on Bridge Way and Cornerstone Drive are the clearest example in the file. Want to know which Canton builders are carrying finished units into their fiscal year end? Call or text (248) 886-4450 or email michaelperna@pernateam.com and I will make those calls for you.
The condo shelf. Condos are at 3.43 months against 1.96 for houses, and the sub-$300K bracket is at 3.31 months with a 97.42% sale-to-original-list ratio over the year. If an attached home works for you, that is the softest corner of Canton right now.
If you are watching homes for sale in Canton Michigan and waiting for prices to break, September was not that month. The median house moved five hundred dollars. What moved was the clock, and a clock you can negotiate against.
Where you will NOT get leverage: the $300K to $400K band at 1.96 months, and the top of the market, where the $700K-plus segment has run a 7-day median and a 100.04% sale-to-original-list ratio over the last twelve months and just produced a $1,460,000 sale in four days at 106% of ask.
One more thing worth knowing. Only five Canton homes are in coming-soon status right now, up from two last month, and 15 contracts were already written in the first five days of October. The board moves faster than the portals show it.

Canton Housing Market Trends: Month by Month
Quick answer: Canton's median sale price has stayed between $378,000 and $437,000 for twelve straight months around a $400,000 trailing-year median. The days column moved far more than the price column did.
Twelve months of Canton closings, rebuilt from the export every month this page updates.
| Month | Homes sold | Median price | Price per sq ft | Median days | Condo share |
|---|---|---|---|---|---|
| October 2025 | 95 | $378,000 | $209.15 | 16 | 25.3% |
| November 2025 | 83 | $385,000 | $212.91 | 15 | 30.1% |
| December 2025 | 71 | $399,900 | $211.90 | 21 | 35.2% |
| January 2026 | 44 | $399,950 | $207.92 | 39 | 34.1% |
| February 2026 | 52 | $400,000 | $213.70 | 22.5 | 38.5% |
| March 2026 | 69 | $420,000 | $223.96 | 17 | 36.2% |
| April 2026 | 85 | $437,000 | $220.58 | 9 | 25.9% |
| May 2026 | 101 | $392,000 | $219.44 | 11 | 38.6% |
| June 2026 | 124 | $398,000 | $225.63 | 9 | 33.9% |
| July 2026 | 104 | $429,725 | $222.46 | 11 | 28.8% |
| August 2026 | 102 | $392,500 | $225.19 | 10 | 23.5% |
| September 2026 | 80 | $378,000 | $208.27 | 24 | 47.5% |
Read that median column top to bottom and the thing that jumps out is how little it travels. Twelve months, and it runs $378,000 to $437,000 around a $400,000 trailing-year median. Canton has not had a price event in a year. It has had a mix event roughly every other month, and the condo column on the right is why.
The days column is the one that actually moved. Canton ran single digits and low teens from April through August and then went to 24. Some of that is the calendar, because the summer closing wave is behind us and the September file is thinner at 80 sales, the lowest monthly count since March. Some of it is real. I am not going to tell you which it is off one year of data, and anybody who does is making it up.
The newest row always ticks up. September's 80 will be higher in next month's version of this table once late closings post, the same way August's 100 became 102.
Where the Canton Michigan Market Is Heading
Quick answer: Canton goes into the fourth quarter with 2.44 months of supply and the most listings it has shown all year. That is a normal market, not a falling one, and the buyer pool has simply stopped paying over ask.
Here is what I would watch into October and November.
Supply. Canton went from 170 to 205 homes for sale in Canton MI in a month, a 20.6% jump, and 52 of those were listed in the last two weeks. If that keeps up through a season when Canton inventory usually thins out, the months-of-supply number gets interesting. If it does not, this was a September bulge and the board tightens again by Thanksgiving.
Contracts. At least 71 contracts were written in Canton during September, and another 15 landed in the first five days of October. I say at least because five under-contract listings have no off-market date in the file, so that count is a floor.
The condo overhang. Twenty-two of 94 condo listings are 2025 or 2026 builds and eleven new-construction units are past 90 days. Builders do not like carrying finished inventory into a new fiscal year. That is a Q4 story.
And the seasonality part, honestly. September had fewer sales and slower sales than August, and the summer closing wave is behind us. I have exactly one year of Canton data in front of me, which is one year, not a pattern. I am not going to tell you Canton does this every fall, because this file cannot tell me that.
What I keep coming back to is the number that did not move. Canton's median house price went from $428,500 to $428,000 while every headline number around it slid. The trailing-twelve median has sat at $400,000 for three straight reports. This township is not repricing. It is just taking longer to do the same thing.
"Canton's median dropped $14,500 in September and the typical Canton house dropped five hundred dollars. Half of what sold was a condo, which is the highest attached share I have seen in a year of running this page. The price story is a mix story. The 24-day story is the real one, and it is the thing sellers have to plan around in October." . . . . Michael Perna
Key Takeaways

- Canton homes that went under contract within seven days closed at 100.00% of original ask. Homes that took 30 days or more closed at 93.93%, a $22,945 gap on the September median.
Canton Housing Market FAQs
What is the median home price in Canton MI?
The median home price in Canton, Michigan was $378,000 in September 2026, based on 80 closed sales in Canton Charter Township. Houses alone sold at a $428,000 median and condos at $332,500. The trailing twelve month median across 1,010 Canton sales is $400,000, which has held steady for three straight monthly reports.
Is the Canton MI housing market a buyer’s market or a seller’s market?
Canton is a balanced market leaning seller in September 2026, with 2.44 months of supply. Anything under four months typically favors sellers. Houses sit at 1.96 months and condos at 3.43, so the answer depends on which side you are shopping. Buyers gained real leverage this month: only 35.00% of sellers got their original asking price.
How long does it take to sell a house in Canton Michigan?
The median Canton home went under contract in 24 days in September 2026, up from 10 days in August. Houses alone took 13.5 days and condos took 28. Over the trailing twelve months the Canton median is 13 days, so September ran noticeably slower than the township’s own year-long pace.
How many homes are for sale in Canton MI right now?
There are 205 active homes for sale in Canton MI right now, 111 houses and 94 condos, plus 101 homes under contract and 5 in coming soon status. That is up from 170 active listings a month earlier. Fifty-two of the 205 were listed within the last two weeks and 39 have been on the market 90 days or longer.
Why did Canton’s median home price drop in September 2026?
Canton’s median fell because of what sold, not because prices fell. Condos jumped from 23.5% of August closings to 47.5% in September, and condos carry a lower median than houses. Re-weighted to August’s house and condo mix, September’s median is $399,900. The median Canton house moved five hundred dollars.
Are condos a good buy in Canton MI?
Canton condos carry the most negotiating room of any homes for sale in Canton Michigan right now, at 3.43 months of supply against 1.96 for houses. The September condo median was $332,500 at $195.08 per square foot. Twenty-two of the 94 condo listings are 2025 or 2026 builder units, and eleven new construction listings have been sitting over 90 days.
What does $400,000 buy in Canton Michigan?
About $400,000 buys a 1,780 square foot three bedroom house built around 1977 in Canton, based on the 68 trailing twelve month sales within $12,500 of that price. Step up to $450,000 and the median becomes 1,979 square feet and four bedrooms. Step up to $500,000 and you are at 2,311 square feet and a 1998 build.
Which Canton price range is moving fastest?
The $300,000 to $400,000 bracket is Canton’s tightest at 1.96 months of supply, and it produced 318 of the last 1,010 sales. The $700,000 and up bracket is the fastest by days, with a 7-day trailing twelve month median and a 100.04% sale-to-original-list ratio. The softest bracket is under $300,000 at 3.31 months.
Is there new construction in Canton MI?
Canton has 26 new construction listings active, 22 of them condos, with a $359,900 median ask. New construction here means homes built in 2025 or 2026. Forty-four new builds closed in the last twelve months at a $534,540 median. Twelve brand new units listed on Southbridge Drive in a single week in September.
What school district is Canton Michigan in?
Canton Township is split among three districts. Plymouth-Canton Community Schools covers most of the township, Wayne-Westland serves part of the southeast and Van Buren serves part of the southwest. Inside Plymouth-Canton, students are assigned to Canton, Plymouth or Salem high school at random, so a Canton address does not buy a specific high school.
Does this report cover Canton Township or the city of Canton?
This report covers Canton Charter Township in its entirety, all 36.14 square miles. There is no City of Canton in Michigan, so there is no separate city market to break out. The numbers come from Realcomp MLS records tagged to Canton Township in ZIP codes 48187 and 48188, with zero rows excluded for scope.
When is the best time to list a home in Canton MI?
Canton’s fastest months in the last twelve were April through August, when the median ran 9 to 11 days. June was the busiest at 124 closings. September slowed to 24 days on 80 sales. That is one year of data, not a rule, and a correctly priced Canton home still went under contract in a week in September.
Canton Market Terms, Explained
Quick answer: Months of supply, sale-to-original-list ratio and days on market are the three numbers that decide a Canton pricing strategy. Here is what each one actually measures and why the distinctions matter.
What does months of supply mean?
Months of supply is how long it would take to sell every active listing at the current pace. Canton has 205 active listings against a trailing-twelve pace of 84.17 sales a month, so 2.44 months. Under four months usually favors sellers. Over six usually favors buyers.
What is sale-to-original-list ratio?
It compares the closing price to the FIRST price a home was listed at, not the price after the cuts. That is the honest version. Canton's September median was 97.77%, meaning the typical seller finished about 2.2% under where they started.
What is the difference between DOM and CDOM?
Days on market counts the current listing. Cumulative days on market counts every listing of that property including the ones that were pulled and relisted. Every days figure on this page is listing DOM, the first number in Realcomp's field, which is the stricter read.
What does coming soon mean in Michigan?
Coming soon is a pre-market MLS status: the listing is in the system and the public can see it, but showings have not started. Canton has 5 right now. It is a useful early signal because those homes become next month's actives.
What are backup offers and Contingent-CCS?
Both mean a home is under contract but the seller will still look at offers. Accepting Backups means exactly that. Contingent-CCS means the deal depends on the buyer selling their current home. Canton's 101 under-contract homes break down as 83 pending, 13 accepting backups and 5 contingent.
How I Built This Report
Quick answer: Every number on this page comes from two Realcomp MLS exports covering Canton Charter Township. No national data, no model estimates, no automated valuations anywhere in it.
Where the numbers come from
Every Canton housing market number on this page comes out of two Realcomp MLS exports and nothing else. A current-status snapshot of Canton Charter Township pulled October 5, 2026, covering Active, Pending, Accepting Backups, Contingent-CCS and Coming Soon, which came back at 311 rows. And every closed sale in Canton Township with a close date from October 1, 2025 through September 30, 2026, which came back at 1,010 rows. Zero rows were excluded for scope, zero duplicate feeds were found and zero close dates were missing.
I do not use national data, model estimates or automated valuations on this page. If a number is not in those two files, it is not in this report.
What counts as new construction
Built in 2025 or 2026. Nothing older. A 2022 house selling today is a resale, because that is how the buyer treats it and how it prices. That definition matters a lot in Canton, where counting everything built since 2021 as new would roughly double the new-construction count and mislead you about the builder pipeline.
Two caveats worth knowing
Square footage in these figures is above-grade only. Finished basements are not counted, which is why the per-foot numbers here run higher than what a listing site will show you for the same house. And Year Remodeled is filled in on only 186 of 1,010 Canton rows, so the renovation premium in this report is a signal, not a verdict.
What Happens When You Actually Call Me
Quick answer: You call, I pull your street's comparable sales out of this same MLS data, and I send you the numbers with my read on them. Usually same day, and usually free.
No pressure script, no sign-up form, no drip campaign you cannot escape.
One. You call or text (248) 886-4450 and tell me the address and whether you are buying, selling or just curious. Curious is a completely acceptable answer.
Two. I pull the comparable Canton sales for that specific street and floor plan out of the same MLS data this page is built on, usually same day.
Three. I send you the numbers with my read on them, including the part where I tell you if now is the wrong time for your situation.
Four. If it makes sense to keep going, we keep going. If it does not, you keep the numbers.
Why Work With Michael Perna in Canton
Quick answer: I read all 1,010 Canton closings from the last twelve months to build this page, which is where every street-level read in it comes from.
I read every Canton closing, every month, to build this Canton housing market report. All 1,010 of them in the trailing year, line by line, out of the Realcomp export.
That is why I can tell you that a Bedford Drive condo and a Kent Court condo are not remotely the same product, which Canton streets go in a week and which ones sit for four months, and what the east side of the township does that the west side does not. It is also why I am willing to tell you the median dropped for a boring reason instead of selling you a headline.
That is not a marketing line. It is how the numbers on this page get here.
