Covington Square Subdivision is governed by laws that each homeowner should adhere to. Every owner of a lot in the lot shall be a mandatory member of the Association. All home in the subdivision are for single family residence only. No buildings of any kind can be constructed in the within the subdivision. Covington Square Subdivision is also strict in reference to the exterior surface dwelling. All houses are to be completed in accordance with the minimum size houses allowed under the former Special Land Use Ordinance and as provided in the Consent judgment.

All alteration or change in exterior appearance or change in landscaping of any home - including but is not limited to, house, building, fence, wall, deck, swimming pool, outbuilding, or other structure, within the Covington Square Subdivision should be submitted and approved in writing by the Architectural Control Committee. No fence, wall or hedge of any kind shall be constructed nor maintained on any lot without the prior written approval of the Committee.

No farm animals, livestock or wild animals shall be kept, bred or harbored on any lot, nor shall any animals be kept or bred for commercial purposes. Domestic animals commonly deemed to be household pets may be kept by the owner and members of his household, so long as such pets shall have such care so as not to be objectionable or offensive to others. In no event shall more than two (2) dogs be kept or harbored on any lot. Any dog kept by a resident on his premises shall be kept on a leash or in a dog run or pen, and shall not be allowed to run loose or unattended.

Annual Meetings. The first annual meeting of those members entitled to vote shall be held within one (1) year from the date of incorporation of the Association, and each subsequent regular annual meeting of the members shall be held on the same day of the same month of each year. Special meetings may also be called upon the written request of the member who are entitled to vote. 

Fees. Homeowners are assessed (1) annual general assessments or charges and (2) special assessments for capital improvements. The annual general and special assessments, together with interest, collection costs, including reasonable attorney's fees, shall be a charge on the land and shall be a continuing lien upon the property against which each such assessment is made. Also, each lot owner in Covington Square Subdivision, being a mandatory member of the Association, agrees to each pay a pro-rata portion of the property taxes and special assessments.

Discovery Middle School is located 3.6 miles northwest of Lilly Road. The school has 1005 students in grades 6-8. Discovery Middle School's curriculum offers a wide range of academic and exploratory/elective courses. Every effort will be made to help students reach their potential in all areas of the school. 2.8 miles via Cherry Hill Road is the Canton Preparatory High School. This school serves more than 800 students from grades 9 through 12. Parents choose Canton Prep for their child’s high school career because of the smaller school environment, the moral focus infused throughout the curriculum, the individualized attention students receive and the high academic standards and rigor that is characteristic of the educational program. Aside from the school's curriculum, they also offer college counseling and academic tutoring.
